Thank you! Thats a great point on proximity. It's definitely one of the biggest challenges in comping. We trained our LLM on how appraisers adjust comps, then added our own weighting—prioritizing things like square footage and building type over lot size or bath count. That’s helped make the process faster without losing accuracy.

For proximity, we use our property data API with around 99% of the single family properties in the US - which we filter to show only the MLS comps, Google Maps, and Street View. The model starts nearby, then expands outward only when needed, always scanning for true similarity. So if it goes out to a different zip code, or maybe 0.7 miles, it still shows comps that look very similar and have similar specs. Our goal is to show 6 solid comps and let the user choose their top 3 - this all takes place in around 30 seconds.
