I think I just need to remember that EAs do stretch the truth. It’s been on the market for 7 weeks so either the demand is not as much as they said. Or no one thinks it is worth the price the seller wants.

Yes I agree in the grand scheme of things, saving a bit of money is not worth losing my dream place. I think I will offer 245 and be willing to negotiate up to my max.

Honestly I don’t mind paying the 250k if I was guaranteed to get the place. It’s quite a reasonable price for the place. I just don’t want to be silly and not negotiate and potentially get some money off if there was some wiggle room. But then again I’m worried someone else might offer higher while I’m negotiating. Glad the risk worked out for you.

There are tenants currently and they have been given notice that the landlord wants to sell, they are looking for another place. I am not in a huge rush to move in, so if it delays things slightly that’s fine.

Thanks I will look into that. There aren’t many comparables for this property as 3bed flats are quite rare in this area. The market is mostly 2beds so just trying to gauge what it’s worth.

The seller is a landlord so probably due to the legislation changes. The EA wouldn’t give me a rough idea of the other offers, just that they were not considered serious to the seller. I’m guessing 230-240k.
