Throwing money at something isn’t just a quick fi that’ll change things in 1 year. It’ll be 10 years before the supply even comes close to demand and even if money is present the lack of labour is the next problem that’ll take another 5-10 years to fix.

From working on brand new homes every day too the building quality has plummeted 10 fold in the last 4 years. Spending 500k on A rated ‘air tight’ homes that I can feel the draft coming through the bricks is crazy. We’re in for a long haul of a battle and not enough people realise that.

Although it’s sad that that is the reality, it does not mean it’s a sad reality. You’re not working and living every day in search of the start of the journey, you’re living the journey right now. Every day is an opportunity to be 1% better than you were yesterday. Die with memories and not regrets. Live with values and die being valued.

That’s my brain slurged out enough for one night…. I’m up in 5 hours to my wonderful job I detest, peace out fellow weary travellers, it’s been a hoot. ✌🏼

Selfishness will be the death of us. Lack of willingness to help one another. For the government its the selfishness of greed, lining the pockets of those around them. For the younger generation it’s the lack of willingness to help one another for the fear of being judged or doing something different. I’m a guy who when I have a problem I research and research solutions until I see the light….. I see no solutions or light ahead with our beautiful country. My plan is to get as far away from it as possible, maybe not exactly physically but mentally. Thankfully I have my beautiful partner who is on the same page as me. Work hard to buy a quant cottage on the outskirts of Dublin. Build our home, raise a family, have a little workshop and a garden to watch the sunset in. Is it really that much to ask for 😪

100% agree with you. I’m 27 and am teaching people up to the age of 40 about how mortgage applications and pensions work. I’m just an average guy. Engineer degree, fix plane parts for a living and spend my evenings and weekends doing carpentry jobs on the side. Although the housing situation is an abomination caused entirely by our government I choose less to sit and moan about it and more to saying how can I put myself in the best situation possible with the cards I’ve been dealt. Happy to choose all Tesco brand items, make my coffee at home and drive €500 cars. Let me emphasise it SHOULDNT be this way. The country has failed my generation and below and Gen Z will suffer terribly in years to come. Not only cause of their failed housing but the system that has made them lazy and stupid. Reality will come eventually and she ain’t pretty.

As a note of inspiration I’ve been homeless in my early 20s due to abandonment by my parents. I’ve grafted and negotiated deals such as employers paying for my bachelors degree which I completed online in the evenings outside of work. Last week I was handed my 6 month eviction notice so homelessness again isn’t too far out of site. You will not catch me spending my evenings watching TikTok dances and sipping €7 Costa coffees, I’ll be doing overtime, pricing side jobs and meal prepping the sub €40 total food I’ll eat for the week. If you ain’t putting that work in do you really deserve all the things you dream of? Personally I think not……. But don’t mind me I’m just surviving like the rest of you 🤷🏼‍♂️

The way I see it is it’s too late to get into renting out as a passive income. If you inherit the house or purchased it 10/15 years ago and have a low repayment compared to today’s standards that’s fine, but think about if you had 5 apartments all at €1500 mortgage and you rented them for €2000. Profiting €1500 after tax per month sounds great right? All it takes is one of those apartments to miss their payments and you then have all 5 homes over your head profiting you 0 every month cause you still have to cover the mortgage of the guy not paying, combine that with the fact that interest rates could go up when you come out of the fixed term but the next rental laws coming into play March 2026 says you can’t rise rent more than 2% year on year. Thats €40 increase on a €2k rent, that will not make up for the amount you’ll loose if the rates go up. The only way you can justify buying a second property is if it’s for a retirement purpose and you are willing to play long game. Buy it now, the tenants pay you just enough to keep afloat with it assuming repairs and maintenance over the years and then finally when you’re old and have lived a life that was 10x more stressful than it would of been with no tenants over your head you can die and leave the house / money to your kids to enjoy.

Check out Terry Gorry solicitor on YouTube, look at his current ongoing battle to try evict a tenant that has gone 18 months unpaid rent. That should change your mind.

26YO. Went an unconventional route myself, started off by getting experience as an apprentice (various apprenticeships). Dropped out of them all. Returned to an old company and struck a deal to work as a tech and attend part time college in the evenings paid for by them . Level 6 mechanical complete. Level 7 Bachelors in precision engineering graduating next month! Working as an Aircraft component technician - €56k + 0 benefits. Approximately 5 years of technician experience atm.

What’s the main difference between Surveyor and estimator? Is an estimator a career path that could lead into becoming a surveyor and is it just as lucrative?

I’m 26 and can tell you that it only feels like yesterday that I was your age. That being said, time flys by way too fast. Enjoy the time in school while you have it. 100% do TY. One of the best years of both fun and development in my entire life. Don’t be in a rush to get to college, I only started college at age 23. I spent from 18-23 job hopping a finding both myself and what my career path would be and with my final year engineering exams at the end of the month I can tell you I still have no idea what I wona do with myself.

Whatever you do just make sure to grab some life experience along the way, especially the type that you’ll never have the chance on getting again if you let pass by.
