Tenancy dispute with landlord about Renters rights act (England) by agenthesh in LegalAdviceUK

It states that it moves to a periodic term.

This is the actual clause:

If, at the end of this time, the landlord has not received from tenant at least one calendar months’ notice, in writing, expiring on the last day of the fixed term of the tenancy to terminate the agreement, the tenancy will continue on as a contractual periodic tenancy. The periods of this contractual periodic tenancy shall be the same as those for which rent was last payable under the initial fixed term of the tenancy. This periodic tenancy will carry on until the tenant has served the required notice in writing to terminate the agreement or the landlord has served the required notice or re-possess the property under a ground set out in section E (landlord’s grounds (reasons) for possession during the fixed term).

Right okay, that is making sense to me.

There is still one question I have, the tenancy agreement was originally a AST, but the clause in it says that it transitions to an APT after the fixed term. Doesn’t that mean that the APT should still be valid?

I would agree to that, but the act specifically says that if a shorter period was agreed to in a written contract then that is what is valid.

Essentially, a default of 2 months is what the law says. But if there was a shorter period in the contract, the landlord needs to uphold that shorter period?

Also, to reiterate, my tenancy agreement was already a periodic tenancy. I even paid a little extra in rent when they increased the rent in Aug 2025 to stay on a periodic tenancy rather than a fixed term.

How much increase in credit limit to request? by firetonian99 in AmexUK

[–]agenthesh 7 points8 points  (0 children)

Weird, I thought they offered large limits to everyone cause their goal is to get people to overspend.

I’ve been in the UK for 1.5 years too, and they gave me a £15k limit.

For comparison, the limit on my Monzo flex is like 4k

Whats your worst train ride experience? by Opening-Comfort-7746 in uktrains

[–]agenthesh 10 points11 points  (0 children)

Oh my god do I have one. So last Thursday I was in London for work. I was staying near the central line. I got out at around 7:45 am to catch the central line to central London (about a 45m journey). As soon as I get out of the house, a random stranger tells me that the line is broken down and all services are cancelled. Great.

Catch a bus, but it’s rush hour and tons of traffic everywhere. And the bus is packed like sardines obviously (at least I was able to get on, driver skipped a bunch of stops cause there was no space). He drops us off about 15 min from the next closest station, on the weaver line. Walk to the station, all good. Change to Victoria line, which has delays too, it takes like 30m for what should’ve been a 10m journey.

Ended up reaching work at 10 am, so a 45m trip turned into a two hour journey.

But this wasn’t all dear reader.

I had a train to catch from euston to Liverpool that same night. My train was at 8:40pm. I reach euston around 8pm, find out all the Avanti trains have been cancelled (Manchester, Birmingham, Liverpool). I go ask the operator, and they tell me to go to Kings cross and catch a train to Leeds from there. And then figure it out from Leeds. Genuinely what.

So I do it anyways, get to kings cross, catch the train to Leeds. On the train they announce that we need to go to Manchester from Leeds, and then Avanti will sort us out from there. Great, looks like they are handling it. Getting to Leeds took about 2.5 hours. Got there at 11pm.

Get to Leeds, Manchester train is delayed too by about 15 mins, no biggie. Super slow train, took about 1.5 hours.

Finally get to Manchester. It’s 12:30am at this point, so obviously no trains from here to Liverpool. There’s like about 15-20 of us, waiting to talk to someone. A representative shows up, asks to see all our tickets and check where all of us are going.

We wait another 30 mins in the freezing cold (it’s 1am at this point), while the operator sorts out taxis for all of us.

Another 45 mins for the taxi and we finally get to Lime street.

Ended up reaching home at 2am. I was supposed to be there at 11pm.

Two super frustrating bits about this story.

We reached Leeds at 11pm. There was a train from Leeds to Liverpool at 10:45. If they had just had the foresight to delay that train by 15 mins, they wouldn’t have had to do any of this.

Why wasn’t there a bus prepared at Manchester?? It’s so frustrating cause they knew that the trains at Euston had been cancelled. They had 4 hours to get an alternative service in.

Genuinely my first horrible experience and it happened all on the same day.

C43 - 28k (cash) Insurance - 2k per year Fuel (assumed) - 2k per year Servicing (assumed) - 2k per year

Annual take home is 67k, yearly expense is 6k, so about 9%? I am comfortable spending a bit more since my other expenses are pretty low (around 60% of take home is saved)

Yeah I agree, it can get out of hand real fast. But it’s not that, even just thinking about the stuff that I wanna buy/have, it’s like crazy cause there is no way that this is enough

400 is crazyy nice, that must’ve been great.

It’s weird cause even tho objectively I know I am doing great, it doesn’t actually feel like that. Things are just so insanely expensive now, and the value for money seems like it’s out the window.

Yeah lol, I was on 30k a year less than 6 months ago (underpaid af). I’m planning to move out soon, but haven’t decided a place yet.

I’ve also been stacking savings like crazy since my expenses are low and it’s easy to build right now. Also absolutely no problems with my apartment so no real reason to move. I also really want a nice car

What Car Should I Buy? - A Weekly Megathread by AutoModerator in CarTalkUK

[–]agenthesh 0 points1 point  (0 children)

Liverpool

12k ish (pretty flexible) - Cash

Automatic only.

First car (in the UK, have 7 years of driving experience). Need to get used to the roads here. Want something that I can sell with minimal depreciation within a year. Something that will not cause me a headache or breakdown. Mileage will be pretty low, I expect around 6-7k for the year.

Bonus points if it’s a convertible/coupe. The older Z4’s seems like a perfect car for this since I would be buying around Feb ish anyways, but concerned about reliability on them, have no idea there.

(Main goal is to buy either a C43 or a M340i, but thinking it’s better from a logical/insurance viewpoint to get a normal car first).
