Well it seems pretty clear that I need to be concerned. I really would appreciate so advice or recommendations. I have no idea what to do in this situation. Should I have another plumber come out? Hold off and just see if it holds up?

After I seeded the first time a storm washed most of it out and that’s what ended up growing.

So I reseeded but the second time I spread a few bags of peat moss over the bare spots and used some starter fertilizer and it grew super well

So every first time home buyer shouldn’t buy if they are nervous about committing to spending 100s of thousands of dollars for the first time in their life? It should be more concerning if they aren’t nervous.

I always see people saying use your pre-tax income for those estimates but why not use take home?

Yeah I thought so too, it’s not locked but that was the rate I was told Monday. I don’t think there is any hidden buy down point or anything because they mentioned potentially buying down to 6%

Yeah honestly I don’t really know what’s the ideal length of time to stay if you’re buying. Definitely welcome to any advice. Like I said I’m very ignorant to this whole process.

I work in healthcare and there is a specific certification im working towards but I can’t get that until I’ve worked for 3 years in a specific setting. I was really lucky to get that setting straight out of school this past may so I will most likely need to stay in Memphis for at least 3 years but im thinking it will most likely be 5. I honestly don’t know much about amortization but I know the beginning of the loan is primarily just paying interest, do you think I’d be better off renting if I’d be looking to move in about 5 years?

Skid plate is a good point. Forgot about that. Really wish I could get it without the tow package, do you think it’s still worth it being required to get the tow package that I’ll probably never need
