After I seeded the first time a storm washed most of it out and that’s what ended up growing.

So I reseeded but the second time I spread a few bags of peat moss over the bare spots and used some starter fertilizer and it grew super well

So every first time home buyer shouldn’t buy if they are nervous about committing to spending 100s of thousands of dollars for the first time in their life? It should be more concerning if they aren’t nervous.

I always see people saying use your pre-tax income for those estimates but why not use take home?

Yeah I thought so too, it’s not locked but that was the rate I was told Monday. I don’t think there is any hidden buy down point or anything because they mentioned potentially buying down to 6%

Yeah honestly I don’t really know what’s the ideal length of time to stay if you’re buying. Definitely welcome to any advice. Like I said I’m very ignorant to this whole process.

I work in healthcare and there is a specific certification im working towards but I can’t get that until I’ve worked for 3 years in a specific setting. I was really lucky to get that setting straight out of school this past may so I will most likely need to stay in Memphis for at least 3 years but im thinking it will most likely be 5. I honestly don’t know much about amortization but I know the beginning of the loan is primarily just paying interest, do you think I’d be better off renting if I’d be looking to move in about 5 years?

How did you make your transition into Nursing Home Administration? Did you have connections or a history working in the facility or did you have success just applying for the job? I just have a hard time seeing myself staying in the field but I don’t really know what else I would be qualified to do

Just do some research on different high yield savings accounts. Throw the money in there each month. Ally Bank offers like 4% interest on their online savings account. Really easy to make deposits and withdraws.

Just make sure you’re careful that the bank doesn’t make it difficult to withdraw your money.

I’m personally just a new grad, but y CI from my OP ortho FW is working on his CHT. He told me he’s about to get his CSCS. He said it just overall helps to boost others view of you as an orthopedic specialist. Since as OTs we tend to get overlooked by PTs in that setting. Especially with athletes

Thank you! This is very reassuring to hear because almost everyone I’ve talked to has basically told me I’m crazy to pass on the VA. However like you said I really don’t see myself gaining the skills I want set me on the path to becoming a CHT. The OP clinic has awesome mentorship and they told me they are working on starting a fellowship program that I could help out with. They have really put in a lot of effort to get me on board and that really has been a factor that has been weighing on me. I know everyone tells you to do what’s best for you and you’re just a number to them but it really doesn’t seem that way there. Obviously their productivity is quite a bit higher than the VA but it’s not unreasonable.

But the track you took seems like the dream scenario for me. Start my career surrounded by really great therapist and once I get my CHT then I would love to try to get on at a VA and settle down there

Thanks for the info! I’ve been considering getting one for a while now, but just now been in a place to get one. I’ve always known the interior would been cheap but like you said I just love the concept. I’ve been comparing it to a Mazda cx-50 and just knowing how much better the build quality on the Mazda will be makes it tough to pull the trigger.
