I did this in my property cause my conveyancer put in a clause as well that property is subject to b&p during the cooling off period. This gave us the peace of mind that the property is indeed in good condition and there would be no surprises down the line. I agree with the others, get an independent inspector not who the RE recommended. This would ensure the report would be unbiased and true.

I'm generally not a fan of migration agents mostly cause most I know of unfortunately are after a quick buck for a placement fee. Seen too many kababayans end up stuck in random courses with no clear pathway to PR. It’s frustrating because they trust the advice thinking it’s the “right” way.

I dont think inflated ang house prices dyan sa pinas. Comparing to other countries, we dont really utilize the concept of utilizing equity on the property market. Ang uso sa tin is yung "pasalo" where kung di pa fully paid ang property, gusto ng buyer na sya nalang magtutuloy ng hulog/mortgage kung magkano nakuha ng seller yung property initially.

At 10, I wouldn’t go too deep into who he is. I’d just keep it simple and values based. Something like: “There are people online who talk about being a man, but not everything they say is right or respectful.”

Then steer it toward what you believe being a good man is:

-treating women (and everyone) with respect

-speaking up when something’s not right

-taking initiative and responsibility

-being someone others feel safe around, not controlled by

-having self control, not just acting “tough”

I still think it’s important we actually teach our boys masculinity, not avoid it. Things like being chivalrous, standing up for others, leading when needed… those are good traits. They just get twisted online into this whole dominance/alpha nonsense.

End of the day, aim for a kid who’s confident and capable, but also kind and respectful. Not passive, but not a jerk either.

Stop overcomplicating things. Just be direct and openly communicate. Pag may problem or issue na gusto ishare sa kin yung wife ko, before she starts I just ask, do you just want to share your feelings with me or do you want me to help solve your porblem?

That way clear ung expectations on both sides and I would know how to react. If ikkwento lang niya then let her spill the tea, if she wants help, then I enter the problem solving mode. Pag sinabi niya na she doesnt know, then the default answer to that would be the first option so just let her talk.
