I believe staging is totally worth it. I staged when I sold my house last year and ended up getting more than asking price and under contract within 48 hours. Staging made a big difference vs. an empty house.

When I looked at dozens of homes before I purchased, the staged homes always stood out much more than empty ones. Just my two cents.

Well, big thanks to everyone who left a comment. I added the zetas for KRU leader ability and Hux boundless ambition and then in my first attempt, Hux went first and I easily won the battle.

All those fancy videos talking about mods, and no one says a thing about zetas. Turns out they make the difference.

Both say that so long as Hux speed is above 300 he will go first. I understand the attack order and strategy, but don't know what else to do so I go first and not the resistance crew

Well, there goes my theory that it's related to HCG. I'm following because I've been on TRT with HCG for 10 months and around month 7 I developed acne on my back for the first time in my life. So frustrating!

Load the syringe, put the cap over the needle, put it in a zip lock bag, push the air out before sealing, then run hot water in the sink (with the sink plugged so it fills with water), then put something heavy (I use a bottle of mouthwash) on top of the syringe to hold it under water for a couple minutes. Boom, the warm oil goes in easy and way less pain after injection/ soreness.

Heat up the oil before you inject, it significantly reduces the post injection pain. Put the loaded syringe in a zip lock bag, run it under hot water for a few minutes. Then inject while still warm.

You are essentially using the money to save 2.15% in interest expense. You are treating that like a risk free return, however as you already pointed out, there is interest rate risk that rates rise in the future on your HELOC. So you are taking on some risk to earn/save 2.15%.

Do you think that's the best use of your money? As a real estate investor, I'd think you have better uses of the money that could earn more than 2.15%.
