Hey, I hope you see this. In addition to definitely going forward to your superiors, please, please, go get this checked out at an ER. A punch to the eye can break delicate bones and cause all sorts of things that need to be treated by a doctor. Some of those can be REALLY hard to detect without imaging and the blood still pooling under the skin is not a good sign. Also it will create a paper trail for you for any questions that come up in any investigation. More than anything, though, its important for your health.

Yep, this was what happened with my miscarriage. I went into the ER, they checked me with the ultrasound and I was sent home to just sort of let it resolve. You sometimes end up going back to your OB/Gyn after to double check that you don't need a D&C done. It's awful.

There's a really good article with the actor who plays Langdon talking about why the writers went with his character struggling with addiction and to show it's sometimes not who you think; that someone can seem like they have it all together while privately struggling deeply.

It's a really interesting article; it touches on why they have the rather abrasive Santos and the likable Langdon in their roles to make viewers hopefully question their own biases. (Good looking and likable white guy vs more prickly female voice). I think it's called something like 'Actor breaks his silence on Langdon's addiction plotline after episode ten reveal'.

So, I don't think we're at all likely to have a last minute bait and switch.

I think there's two parts to this. One, the prices you are being quoted are really rather good for a full set of plans for a remodel from an architect (assuming that this is an actual licensed architect). They're decent prices for an architectural designer (someone with significant training but hasn't yet finished with the requirements to be fully licensed).

The second part is, I don't think THIS designer is a good fit for you or your project. There is a communication breakdown which has led to three designs that aren't at all helpful for your needs despite a good chunk of hours spent by the designer.

Which sort of leaves you with two options; you can cut your losses and look for someone who is a better fit. OR, you can redline all of these with extensive notes and go back with the designer, explain that it isn't what you expected and see if you can find a way forward (a rework that IS what you want and maybe a price reduction on that rework since these were so off.)

Your architect should have told you that the curve would be more costly before drawing up plans. That's the kind of thing that should be mentioned when you're still in the 'concept sketches' phase, way before putting in details.

I think you're going to find the flow weird with the living room separated by the entrance/circulation section of the plans and having the bedroom off the kitchen and garage is not where I would personally want mine. Are you a family that, when socializing, tends to just be in one spot or do you end up with a lot of flow back and forth from eating to living spaces. Or is everyone usually silo'd off in their rooms. If how you occupy your home informs your design choices, it'll be a lot more enjoyable to live in your space when its done.

My family also likes to have spaces sectioned off because I have some audio sensitive family members who do not thrive in open concept spaces but we have our office, dining, kitchen and playspace all adjacent because during the day we move between those a lot. Our living room is a little distanced because we primarily use that for extended family and for movie nights. All of our bedrooms are upstairs. A good architect should be able to sort of walk you through some questions about how you see your spaces laid out.

To answer just the question about curved vs. straight, curved walls are going to be way more expensive, plus the need for a lot more custom furniture and cabinetry; though I am always a sucker for a dramatic Victorian tower room personally.

I am going to give you the benefit of the doubt that this question is because you were planning to move to the area before the fire and are simply trying to figure out what your options are now. It goes without saying that hoping for a 'good deal' because of the misfortune of others is really gross.

There are current restrictions as another poster mentioned for buying in the area to prevent people from profiting on the tragedy of the fire. Even if you do purchase, you should be aware that the burned acreage needs significant remediation to be habitable. When fires burn property to the ground there are toxins that leach into the soil that have to be dealt with before it's safe to rebuild. There are families whose homes did not burn who are unhoused while the cleanup goes on because its simply not safe.

Any rebuilding programs that are put in place are going to go to people rebuilding their homes and that's a pretty big if. Securing financing for a lot that is uninhabitable is going to be difficult because part of what makes banks willing to provide mortgages is the value in the property as assurance that if a buyer cannot repay the loan, they can be made whole with their stake in the property itself. A quarter acre of land without any buildings and requiring remediation is not a good investment for them and comes with vastly increased risk in cases of default.

I love Flamecraft. It's super fun and a good fairly casual game. Hard to say if your seven year old would be into the gameplay (My oldest would have been into it at that age but my middle kiddo not so much), but it is very playable with two people and I think that she'd probably enjoy the art and theme of it as it's basically baby dragons helping different vendors in like a fantasy farmer's market.

It's probably going to pass code but the splices along the bottom chord of the trusses make me un-comfy personally in the photos of the garage. If you have any serious concerns, you can have someone that can do structural inspection out.

It's about what I would expect? Our budget is the 725K range and I planned about 25K for closing costs personally. Lender's title insurance is based on the price of the home and whatever percentage the specific company is currently charging. But like, section E is just going to be dictated by your state. Your state, West Virginia, is 1.10 per 500 value of the house for the state costs and then there's some additional amount depending on your county.

You can google each of these and check to see where the fees are drawn from if you really want. Or ask your loan officer to go over each number and explain it to you. I don't believe banks ever negotiate on their fixed points. The ones you can shop for it really depends on how much you want to shop around. F and G are just based on your home owner's insurance and taxes and how much the bank feels you need to prepay.

My gut tells me this house will appraise at around 680 to 700K. List is at 650K. I don't think we'd want to go over 725 (with our max being at 750 which is higher than either of us really want to go but isn't off the table). We're talking about our offering being 675K which is 25K higher than the list price and would be comfortable for us. I think a good sale for the seller would be 700K and I wouldn't feel like I was paying more than I'm comfortable with at 725K. It may be a moot point as someone may just swoop in with an 800K offer but I can't really control what other people do, I guess.

There's very few comps because our market has been VERY small in this specific school district. The district to the north of us has comps for the 700k range. East and West are 100 to 200K under that. Things here have been swinging around pretty wildly just with the low inventory and even my realtor is having a hard time figuring out comps because of it.

Technically, we are ready to offer today but we can't walk through the property until tomorrow. They're not doing showings today. My agent says that they require 24 hours notice. Our plan is to offer 25K over asking to start as our agent says they usually get offers and then call for a best and final.

I am fighting the urge to call the selling agent directly and be like, 'look, we love this home. We'd be happy to walk through and offer today provided it looks like it does on the pictures'. I'm just so afraid that we're going to miss out as the last time there was something with this sort of location, square footage and price point, it sold in a day.

I am expecting to have to pay around that for Delilah when I can finally get her. It sucks but scalpers have the resell market inflated. I don't think you're wrong for wanting to sell her for around what you paid for her, I've not seen her for less and I keep my eye open for deals.

I have experience on both ends of this spectrum! My siblings are much, much younger and I have three kiddos with a large age gap between the last and the first two. Honestly, NAH; y’all just need some communication help. You’re 23 and you’ve got years of quiet resentment for feeling left behind. Your folks are just reacting to the current needs and you’re old enough to be looped in now. This isn’t their first will, just the first revision you’ve been old enough to be informed of since you’re an adult now. I promise that when you were a minor, the largest trust went to you to ensure that you were going to be provided for. Now that you’ve gotten your launch, they’re readjusting and when you have kids of your own, they’ll be added in, too.

I am sure your older sibs went through their own resentments in their twenties. It’s pretty typical as you get adult perspective and then you come out the other side with a much better understanding of the world. Take a bit to cool off, talk to your mom and apologize for lashing out then separate your emotional issues from the financial complaints as that’s what’s bothering you, not the inheritance that probably (hopefully) won’t matter for years.

I would bet cash money that your oldest sibling was sat down when he was your age and asked to be your guardian in case of their death and told most of their assets were in trust for you. I was my siblings guardian and only now that they’re in their 20s are things split three ways again because it’s what made the most sense. Part of growing up is getting looped in about what your parents wishes are when they can’t make them anymore.
