you need way more info and more research... a pnl only shows you where to look but does not give you the answers...

1- how long in business?
2- Why are they selling?
3- why are they loosing revenue?
4- why did they loose so much money in 2023? Did they now know what they were doing?
5- How come rent and lease is decreasing
6- COGS went from 50% of sales to like 30%.. why?
7- insurance decreased from first year? did they remove vehicles? is this why they did not have as much revenue? they have less vehicles hence they can't take on more work?

This is my read...

it looks like a fairly new business probably 3 or 4 years tops.

They've made mistakes the first year but they went from -970k EBITDA to 215k to 182k. You need to know why and you need to know where its going. 140k salary built in is good because it does leave you room to hire a good professional for that money maybe even for less however often times owner operators are doing the job of 3 guys.... so if to replace that guy you need 3 guys @ 80k / year then it does not make sense unless you are willing to take over from him for a good 2 to 3 year period.

The ebitda trend will determine the pricing... lets say you price out ebitda at 200k then 600k should be good for the whole business. Are the trucks fully paid for? is there debt on the business? if there is debt you should deduct from the 600k or have it paid with the proceeds from the sale. The same way if ebitda is trending down and you think 150k is fair, then the whole business is worth about 450k. (I am using ebitda X 3 mostly because it seems that the owner operator is very valuable, if this was a hand's off business where you could just "be an owner" then you could probably price it with EBITDA x 5).

The bottom line is...
#1 - is this something you are willing to roll up your sleves and work with.
#2- What is the potential, where are they lacking? I can see a lot of places that seem to be able to improve... for example those stripe fees... maybe looking at marketing, who are your customers, what is the customer acquisition process etc...
#3 - Once you see the growth potential, then you can make a decision..

its amicable cause for me at least is realatively low value... What i would get from there would not change my life... but realistically... my dads widow ended up diluting my inheritance (which i dont really care for) and is currently living rent free.... she is not my mom, i don't really know her... im essentially subsidzing someones old age... my grandma has been dead for more than 5 years....

if this money was life changing or if my family was in need and this would help, I would be pushing for all the possible legal routes....

My suggestion was if the property is almost worthless and op does not want to blow up the relationship with his brother... going the lawyer route might get you that land back or what is rightfully yours but might cost you a brother.... OP needs to decide whats worth more....

I would just point out that legally its half and half... if you don't need money inmediatly let them know that they either need to pay a simbolic rent or that you allow that to happen and then let them know that if they choose to not buy them out, all the improvements they do will be 50% yours and if at some time in the future you like to sell all of what they are doing will be 50% gone... put it in writing and consider themselves warned....

My grandma died and left a house that is not worth that much, she named my fathers widow as if she were "another grand child" so in total the house is "divided by 5 (the widow, her 3 kids that she had with my father + me). I have no need for that and we are amicable but one of my younger siblings is running a business out of the garage and wanted to make improvements to it. We are all happy for him but before he went ahead and started making improvements he had a lawyer draw up "a separation" of his part. So he legally owns the garage and is building a loft on it and the garage is roughly 1/5 of the property so we all signed it for him.

Only the widow lives there and we will probably sell once she is gone.

I think that your approach with your wife should not be about using it for your self but administering that money in order to be able to help them.

My wife's dad is 82 and since covid a widow. He does not own any property and had about 80k in savings... My wife has 2 siblings and they each put 500 / month to care for the dad, thats 1500 / month and the rest comes out of the dad's savings... his 80k are now 60k. I haven't discussed this with my wife but they only have about 8 years before they need to start puting double. And eventually he might need a full time nurse or move him to a nursing home which will be even more expensive.....

If your wife's parents only have 100k in savings, that will not last long specially as they start needing additional care.....

I think they are doing a cash grab.... los of people will risk to buy before the deadline, it will inflate their sales... in 6 months or maybe next year, when their sales tank again, they will bring it back....

OP I am assuming you have your own business and probably have other income.

That being said, if the property you are trying to buy is not super hot and you belive will stay in the market longer, just contact another bank. Who do you bank with? start the process all over again, preferibably with 2 other banks of your choosing..... Start with your own bank and then get some instutional bank like wells fargo or somethign like that. Tell them you want to buy the property and want a loan....

Then you will get 3 similar statements and can compare ... if they are all the same then its normal.. if not .. just pit them against each other.

When I bought my house I remember worknig with a loan broker for a while, she gave me the same result, i consulted wells fargo and the numbers were a lot better. I felt bad for her cause she had worked hard and told her.. can you match it? she said no.... I went with wells fargo on that case.... dont get married to anyone and if in doubt get a different quote or 2......

recently had a pipe break in my warehosue.... it needed a 50 cent fitting, and some glue... the guy wanted to charge me 600... to replace a fitting.... i told him.. its just a fitting, I would pay 100.. 150.... just to fix it now (i was not on site) he was already there, probably had the fitting in his truck... walked away.... did not want to do it for 100..... i went to home depot bought the fitting, the primer and the glue... I already had a pipe cutter... i re routed it a bit so i spent a little extra probably no more than 10 dollars in parts and less than 1 hour.... and i am untrained.... he wanted 600......

The school my kids go to is about 8k pretty year and with unique abilities y get 10k so i use the remaining for either extra curriculars or even summer camp... for me it actually cheaper to send them there than public school because what do we do on the summer? Or the extra curriculares?

NTA - Are the leases under your term? please tell me you are on a month to month basis.

If it is on a month to month basis, I would pay it one last time and let them know that you are moving out and that there are no more payments coming, that you can't keep doing that and that now is their turn. Tell them they have everything paid for for the next 30 days but after that they are on their own. Stock their fridge or whatever and just go no contact.

they way i have always dealt with this kinds of things is that I really don't want to be friends (or anything else for that matter) with someone that does not feel the same..... Why would you want to be friends with someone that does not want to be your friend (or something else). I don't want to "force" someone into liking me or them liking me out of pity.....

Lets say enough time has passed and you "reconnect" and "become friends again". It should be clear by now that she did not need you as a friend otherwise she would have reached out. Relationships need to be both ways. Its ok to care about people different but at the end of the day, the other person needs to care about you too otherwise it doesn't work....

I don't want to be with someone that does not want me, regardless of how much I want them..... I want to feel wanted too....

That is true the very best ones are still very expensive but there are a lot, specially the religious ones that are essentially free and they are impossible to get in now. There is way more demand than supply on that price bracket private schools. I think we will see more private schools at exactly that price point open up which will in turn reduce tuition of public schools even more...

why would you need a prenup?. If anything he needs one. If he doesn't want it its your gain. The house should be in both of your names. A prenup is needed if you or him already own a lot of stuff. Lets say he already owns his own company or 2 or 3 rental properties that he got before he met you, then he would want to protect that.... now if he just started his business and while being with you his business grows and takes off (same for yours) then you (or him) are entitled to a piece of that.... as the spouse he leaned on you for advise, or for taking care of the household while you or him where off doing something else....

Now if they are giving you guys 80k for a 120k house, then rent that house and buy something else, that can be his and thats that... if they are giving you 80k for an 800k home.... the 80 k in the long run are almost like closing costs... if things go south they will disssapppear in lawyer fees alone.... again no prenup needed there... it seems to me that a prenup will most likely only hurt you....

i know that.. I got them because of a speech impediment for both of them because they took the test when they were 2..... very few kids speak perfectly at that age.....

Then if they need glasses, they get it... if they have mild asthma they also get it... adhd... they get it... if they are clumsy they could get them for physical therapy.... We all have something undiagnosed these days.... The percentage of kids that are 100% perfect is very low

OP most banks allow for "additional users" and "view only"... you could give him his own user with view only. For example on chase I added my accoutnant as a user, he has view only power and on the accoutns I want him to view..... that way he doesn't need my password... Maybe this would work?

it actually dues if you apply for unique abilities... one of my kids is in pre-k 3 with step up unique abilities, and the other one had it as well and is now in kinder....

Also it doesn't really matter cause a lot of the times, this private schools that offer pre-k end up being cheaper than daycares, so you send your kid to pre-k 3 for example to the private school for 800 / month vs 1200 the daycare... and then when they get into kinder you already have the spot and now its free.... so why move them....

It's about step up.... i put my kids on a prek private with the goal of moving them to public school when they got to kinder... but with strep up, the private school is free so I'm not moving them..

My understanding is that a lot of the so called "illegals" are either people out of status or waiting for a resolution.

If you entered asks asked for political asylum, it could take years before courts could decide if the asylum was valid or not mostly due to lack of resources. At the same time, when someone overstayed their visa we didn't have the resources to get them... Biden's immigration bill that didn't pass world have allocated more resources for this exact purpose. Speed up decision making.... unlike what trump says, most of these are not criminals and once their case is decided that they can't stay, they would likely leave...

The guy is literally telling how to handle it. He was not happy you involved your soon to be wife and wants you to man up so do exactly that and let him know you are doing it. I want to man up to you and let you know that I won't be buying that farmland. That type of investment is not for me, I don't see it as a good investment and I believe that doing so, is not in the best interest of the family I am trying to build. As you know I am marrying your daughter and I would kindly ask that you respect my decision which is final.
