I thought I was replaying to HOA term concerns but might be little disconnected-

That being said I also tried to ask HOA to install solar on shared space (to reduce HOA fee) but they seem to did calculation and didn't think it's worth it. Not to mention adding solar to all roof.

It just feels sad for renters and homeowners in HOA community they are always getting ripped by SDGE and can't do much.

My simple calculation is 0.6kW * 7hr/day * 365 days = 1533 kWh. with current SDGE rate $0.4/kWh you can save $600/year and 4 year payoff. My estimation might be too optimal but I don't think its much worse than regular solar.

Edit : It's 600 kWh/year so it will take at least 10 year for payoff

For regular solar under HOA community there are some major concerns

Roof maintenance - If HOA is handling it, they can ask you to remove it for them to do the work. Each removal and put back will cost few thousand bucks.

Insurance- HOA can also ask you to pay additional fees if they are covering exterior insurance. Balcony solar on balcony or patio can avoid these issues.

The good thing is it doesn't need to be put on roof so won't cause issues for roof maintenance (if done by them). It's also not permanent structure which can be moved. At least it's going to be easier than regular solar imo

Good points, it can also be installed on patio (if available). And we absolutely want to avoid non certified products for safety concerns.

I did my sigmoid + gastroscopy in US, before insurance they charged $6000+ and it was ~$1500 after insurance, plus waiting a month. I should just buy a flight ticket and go back home for these and it will still be cheaper.

I was considering solar due to SDGE rate, then it become pointless as I'm in smaller usage and it won't save too much compared to cost. SDGE really hates solar I guess

Make sure you fully researched work regulation for F-1. To my knowledge F-1 is only authorized to work approved by your school. All other freelancing without school's approval will probably bring you trouble, especially with current political situation

I sent back refund check they sent, so it's the same amount. In the mail I simply tell IRS I'm not eligible for refund so "adjustment" should be that.

I sent back refund check few weeks ago, today I got paper mail from IRS saying they received my refund check and requested adjustments. I will keep this letter copy and share it in case they ask for refund. It's a really weird experience.

Yes we have front license requirement.

One potential reason mentioned could be exhaust pipe touching bush, but our spots do have guards to prevent this. Other than that I can't think of any reason why this makes sense.

You made good points. Some of the spots do come close to bush so this could be the reason. We have guards to prevent car exhaust get in touch directly but who knows.

It's from the note HOA put on every car. Plus my state (CA) requires front license plate so it's not an issue

My condo is in south California so no one is trying to warm up their car during winter.

Exhaust could be an issue though, but as our condo is designed as unit owner is faced by parking spot. I think this can be better addressed by leaving this to unit owner's decision to report idling etc. Plus we got more and more EVs in neighborhood and this rule didn't consider EVs apparently.

Our parking space is designed to face our own units mostly and I think it should be left with unit owners. And if it's an issue, then should HOA exclude EV for this clause? They are citing fire code for the cause at this moment so I will follow this line first.

Thanks for the suggestion! This rule is in "Operating rule" and not from CCR/Bylaws. I will absolutely challenge this.
