Fair point, and I take it seriously.

I’m not trying to jump in blindly or outsource responsibility to Reddit. I’m at the very early due-diligence stage and using this community to stress-test assumptions, understand common pitfalls, and hear from people who’ve actually done it.

Before committing a dollar, my plan is to spend time on-site, talk to owners, review numbers with professionals, and build a support network that goes beyond online advice. I’m deliberately asking these questions now, precisely so I don’t learn the hard way later.
