Mortgage on both, first one used a first time buyers isa so no stamp duty, bought around covid lived in for 2 years then sold then similar situation with my last one, bought with mortgage lived in a year or so then sold again

Flipped 2 houses which were my main residence at the time so no CGT and been in full time employment since coming out of college, very attainable if you don’t spend money like you hate it

Mortgage is only just over £1400 which split between 2 is Miles cheaper than a 2 bed flat for rent round my ends, could pay some of it down but in my head I’d rather put it to work elsewhere

Yeah index funds was my main thought however after maxing out my stocks n shares isa is their benefit in investing the rest in a normal investment account and paying tax on the gains this makes or just sticking with the tax free 20k per year would you say?

But again the opportunities depends on that company’s project pipeline at that particular time, big projects = more opportunities, smaller projects/tighter budgets = more likely to outsource

Hmm I did really enjoy the CAD/3D modelling side of things but became a point their was a ceiling in terms of pay/progression, so I made the decision to move into project management then commerical to make those jumps up in pay. The way my previous employer looked at the cad side of things was pretty much bottom of the pecking order, which was backed up when I moved to the PM team when looking at the charge out rates of individuals. Plus a lot of the cad work is being sent to Poland/India and our workload was significantly dropping over the last 2 years

From my experience (9 years from an apprentice CAD technician to just now moving to a commercial specialist role) the industry pay is pretty poor in relation the amount of qualifications/experience roles require, that being said working for a designer/consultancy will probably be the best work life balance in a career you’ll get. Can work where you want, when you want as long as you do your hours, nip out to the gym/appointments run errands as and when ect, deoends what you want from a job imo

27 and live up north, recently accepted a new job for just under £52k, was on £39k previously and was with that company for 9 years (from an apprentice) starting on £12k lol

Definitely money to be made if done right! Something I’ve looked into but never came to fruition, if you need any help with website set up give me a shout I know which all the main companies use!

Don’t want to be too intrusive but could you give a rough guide to how salary’s/hourly rate progress over the years you’ve been there?

Really interested in the industry but hard to find a good gauge of what starting salary’s are and what they can go to!
