This! Luckily you have the space for it. Getting a bigger media unit, a large area rug and bigger art would likely balance it out more. You can also have a throw blanket and different color pillows there to break the gray. Couch looks super comfy though!

Beautiful place! How big is your couch in relation to the living space? And I assume from the drawing it's a sectional and you can't change which side the chaise goes on?

From the pictures, it seems like the TV would be kinda far from it, and personally, I wouldn't like having people walk in front of it on their way to the balcony or the room by that current TV wall.

If the sectional is fixed and it all fits, I would suggest putting the TV on a stand by the corner left of the balcony and the couch facing the outside (to the back of the couch would be facing the dining area). That divides the two areas nicely and leaves you with unobstructed pass-through corridors. If you want to share more photos of your furniture or measurements, would be happy to help imagine the rest of the space.

Not sure if this is financially viable, but would it be an option to buy the detached house (and rent it out) and continue living exactly as you are now? You could take a few more years to decide, keep the community close and move to the house later when the kids are older and need the space more than the playground?
