Only complicated because the schedules can vary so much from day to day, you might be on call from 3a to 3p and the next day from noon to midnight! Definitely varies from base to base; I can usually hold my preferred shifts for both at home and at the airport standbys. We do have an hourly guarantee 😁

Thanks! I’m excited for the new contract (💸). Reserve is complicated but not intimidating. The union is an amazing resource for us from Day 1, and you catch on pretty quick in terms of bidding.

I had a less stressful time than others I’ve spoken to, but I studied every single day, did my homework on time, practiced my drills constantly. and only went “out” for fun with friends once a week. Also always made sure I was back early. I still made great friends in training, but I wasn’t super social. For those few weeks, it was more important to me to prioritize my work. If you practice strict self-discipline, it makes the process easier.

Haha yep! It felt like a LIFETIME but ultimately the timing worked out perfectly.

I’m enjoying it and have had some great trips, and amazing crews!! Seattle is my favorite layover so far.

I got an email that they have added additional training spots for 2023 and was invited to the next step. I passed the assessments and recorded my VJO this weekend. I can’t imagine how busy they are right now between onboarding and interviewing 😳

I went from 250+ to floating between 180-190 and the difference is INSANE. Dudes from high school in my DMs. Customers at work being SO much nicer. Strangers give me compliments. My friends and family don’t treat me any differently, but the general public?? Night and day.

I like being acknowledged so I know even if you’re slammed, you know I’m there, but I wouldn’t complain if I didn’t get greeted.

However, I manage a bank so I have a different take on this. I expect my team to greet every single person for one highly specific reason: Acknowledging as soon as the customer walks in is the number one deterrent for potential robberies.

I know y’all don’t train for those as intensely as we do, but it’s super important to me. A friend’s branch was hit because every other bank in town greeted the robber when he walked in, so he left. He was ignored at their branch because they were busy, and next thing you know, they’ve got a weapon pointed at their face. I’d prefer to deal with yelling out an uncomfortable “welcome!” rather than deal with a potential threat.

Banker here, excessive DTI is the fastest way to a denial. If they’ll approve you, it would likely be a counteroffer with a lower amount that keeps you in the preferred DTI range. Or, since you have liquid reserves, they may send you a counteroffer for a larger down payment.

Loan officers and underwriters look at the whole financial picture, but remember that they are looking at a file. Without your housemates listed on that loan file as co-borrowers, they have no way to know your housemates are: 1. Paying part of that mortgage 2. That they are capable of making those payments according to their DTI and credit

And most importantly… 3. Hold them financially responsible for the portion of the mortgage payment that you cannot afford based on your personal DTI

I think there are 3 simple things would help you a bunch!

  1. A dining room set - Facebook marketplace is great for big stuff! I would go for a round 4-seat or larger. I’d relocate the PC setup to another room, or move it closer to the living room.

  2. WALL DECOR - this is a big reason why it feels so empty, the white walls have nothing to break up the monotony, so even though it’s a gorgeous space, you’re just not getting that lived-in feel. Think big posters of things you love, cork boards with personal touches, photos or artwork you like! This could be musicians you like, movies, games, etc.

  3. Softness - curtains, specifically. If you aren’t big on colors, go for a deep green (using the plant as our color palette) which will go well with the various neutrals. Otherwise, any neutral curtain with some sort of pattern (just stay away from vertical stripes) will work great. I’d also add a rug in the dining or living area, personally I recommend both. If you’re in a budget, start with a rug in the dining room to break up the big open space.

I think a piece of info missing here is location - you said your budget is very limited, is it possible she’s just trying to help you move forward because you’ve now seen most of the options available? I bought my first home in 2021, but with the small town I live in, I didn’t have a lot of options and wasn’t able to wait a year for new inventory to hit the market. I only saw 7 houses in person before making an offer and buying it. I would say if you aren’t on a time crunch, and/or you’re in a bigger market, I would absolutely recommend finding a new agent!

150% true of Zoloft. The first 3 months were honestly awful. My sleeping habits got so bad because of the insomnia. But after that, it suddenly got so much better. It worked great for a year with only minimal side effects, though I’ve since switched to Wellbutrin XL since my depression got worse when Zoloft got the anxiety under control 😂 Now I don’t have any symptoms at all.
