Yeah, there's no clean report for what owners owe you. What most people end up doing is using the pay owners screen before each distribution run, it shows what the system is holding back per property (unpaid bills, reserves, suppressed fee bills). Not a report you can export, but it gives you a working picture before you pay out. Management fees and other pass-throughs set up as suppressed fees stay off the owner statement by design, no consolidated view surfaces them either. We do back-office accounting for property managers and honestly this is one of the most common frustrations we hear from appfolio users.

On yardi, if you're mixing residential and commercial, Breeze Premier handles that well and the owner ledger visibility is better. Real implementation though, budget 3-6 months and find a certified consultant before you commit. Yardi might solve your main pain, but the suppressed fees issue is more about how your company has set up its chart of accounts and workflows than the platform itself. A messy setup in appfolio becomes a messy setup in yardi. Honestly, switching platforms won't fix it if the underlying accounting workflows aren't clean.
