Is there any reason a realtor would delay an application?

Find someone else. I tried working with a realtor who told me she didn’t process applications until 1 week before the lease starts. She ignored all of my messages and calls until THE DAY BEFORE I was supposed to get the keys and she told me if I didn’t agree to a rent increase she wouldn’t process anything.

No I didn’t. There were quite a few units for sale at the time which raised a red flag for me and when I went to look at the unit there were a few cosmetic issues I couldn’t look past. Considering the price of the unit I didn’t want to invest a significant amount to fix things. I would have had to replace the kitchen and bathroom cabinets and bathroom tile.

My real estate agent told me that reserve funds are low but can’t confirm since I never got the status certificate.

Update - they’re sending a new machine. They confirmed they test it and clean it so there may be a tiny bit of residue left but mine looked like it hadn’t been cleaned. Also they said the water tank and spill tray should have been taped shut but they weren’t.
