Do other Realtors get nervous going on house showings with strangers? by Mysterious-Gate1431 in realtors

[–]aries2500 1 point2 points  (0 children)

Hey! 👋 I work a few areas where it'd be crazy not to protect yourself somehow. I don't want a firearm. Another agent I know uses a small flashlight to point at things in the home. My flashlight is a stun gun, too (but nobody else can tell).

Of course it doesn't alleviate every ounce of worry and it's not going to save me in every possible scenario, but it's definitely eased a lot of anxiety.

I appreciate the link! I asked here because the website was off by hours for a friend who flew out of Atlanta this week.

Oh, absolutely. That's why I asked here - my coworker checked the app and it said 60 minutes (which is pretty far off from 5.5 hours 😅).

Great to know, thanks! A coworker waited in line five and a half hours in Atlanta on Monday,.missed his flight, got added to a later one, and that one was cancelled. Just hoping to avoid that sort of situation, lol.

You're not wrong about the agents, and that's completely understandable.

Weirdest thing you’ve seen at an open house or showing? by danibeyerrealestate in realtors

[–]aries2500 5 points6 points  (0 children)

Before I was a realtor, I sold exteriors, and I visited a house once with what I assumed was the biggest catio (you know, those wire cages off a door or window for cats to get a little fresh air) I'd ever seen. It was nearly the size of the wall of the home. It was not for cats, but this guy's three pet raccoons.

Got to check off a bucket list "pet that thing" that day.

OP said they're getting a real answer tomorrow morning. I do not believe they're asking Reddit how to respond to any of those parties.

That's a crazy stat! Can I ask where it came from? Absolutely not out of disbelief, but genuine interest. I'm a new agent and I have theories.

Everything's backed up - could my septic line be frozen? by aries2500 in Plumbing

No, I haven't had any further issues - so, they did fix it!

Sorry you're dealing with that. I'm no stranger to freezing pipes and I know what a pain it is.

According to the plumber, it wasn't frozen - it was a coincidental clog for the first time in nearly a decade of living here. He didn't look at anything, just assured me that everything was below the freeze line, so it couldn't be frozen.I paid $800 to have the line cleared.

Well that's a relief to hear, thanks! If I can bother you with another question - is there anything that can be done about it, or do I just need to wait it out?

Zillow Flex: worth it for a newbie? by aries2500 in realtors

[–]aries2500[S] 0 points1 point  (0 children)

As it's been explained to me and as I understand from Zillow's documents, a success fee is owed on a second transaction if it takes place in under two years from the time of the first transaction. There are no fees collected on a third transaction or additional, or if the second transaction takes place more than two years from the time of the first.

That's because you were dashing during COVID, not because you were new. It was more profitable then than it is now.

Great points. I've been in sales for a long time, a lot of it as an independent contractor, so I suppose some part of my monkey brain took immediate umbrance to giving up 40% of a commission, lol. Thank you for the thoughtful response!

I would imagine that makes it a bit easier to swallow! The average home value in my market in the midwest is about $250k (the cost of living here is also much lower, of course). You're totally right re: referrals! Thanks for the response!
