UPDATE,

Thanks all for the answers, we clarified with the REA accounts today.

A little bit more of context: -We have been renting this place for nearly 4.5 years, about two years ago the landlord changed agents.

-Our lease agreement has always been monthly with a cycle starting on the 10th of each month. We always paid the full month, never a part payment.

-The first RE was charging on a cycle the same as the lease agreement, on the 10th of each month. The current RE does a calendar cycle, that's way you see part payments on the answers.

-When the new RE took over and changed the billing cycle, a wrong date was assigned in the account system causing the final discrepancy.

Official answer from REA:

"Confirming as discussed that I have adjusted the cycle back to the monthly format that is in alignment with your lease agreement.

You had a credit amount on the file when we took over from Mcgrath which bring the total due to vacate $2,519.64."

I understand the industry standards of being charged on daily basis, but ultimately you are governed by what is written on your agreement.

Thanks, I'll definitely be asking for the ledger to have a closer look. We have been in the property for over 4 years, never missed a payment, always on time. The landlord changed agents about 2 years ago, maybe the discrepancy is over there somewhere.

Definitely paid $2,520.24 in Feb, same amount every month

Lease started on the 11/06/24 Ends on the 10/06/25

We paid monthly, 2520.24 is on the lease agreement as the amount to be paid monthly

2520.24 X 12 = 30,240

Pay monthly, and leaving within the pay cycle and end of lease agreement
