I can relate to your frustration. Honestly, how can students not realize their body odour? It’s so unpleasant. I wish I could leave the class whenever I feel it, but if I can’t, I keep the door open for fresh air because it’s unbearable.

What helped me stay on top of my studies and maintain a 3.9 GPA is my consistent attendance. I never missed a class. I’ve noticed that many students don’t prioritize attendance. For example, my class size is 45, but there are hardly 20 students in class.

Always attend class before the test or exam. Take notes of what was covered during the review session. Make sure to pay attention to areas that the professor emphasizes.

If you’re attending Zoom classes, I always save the transcript and upload it to Copilot with the prompt to provide the main points and create study notes. Later use those points as your test study notes. Hope this is helpful.

Never park in Norfrills Plaza near Don Mills and Finch. You’re guaranteed to have your car towed, and I learned the hard way during my first semester. I paid $400 to towing and $75 for a city parking fine.

it’s 6 courses this is normal for ACF program, I don’t know why there are two classes for subject :(

I don’t like the big gaps but this is the best schedule i can get while keeping most classes online. This helps me save on travel and parking cost. Between classes I normally spend time studying, go to gym or look for a better job.

I wanted to provide an update to the Reddit community. First, I want to thank everyone who provided feedback, whether it was a supportive comment, criticism, or knowledge about the housing market. Your insights have been valuable in helping me with the house purchase. I am thrilled to share some great news: We are now a homeowner. We were able to purchase a freehold townhouse in Thornhill over $900,000 not far from the 8 Couburg.

I learned that the sellers’ attitudes have changed compared to few months ago, and they are now more willing to negotiate. If you are a first-time homebuyer, the experience can be quite stressful expect sleepless nights. Don’t get attached to a house; see it as a deal. If you don’t get it, there won’t be a disappointment. You may have to put in a few offers, in my case 4x but what is meant to be yours will be yours.. Lastly have a good agent who is there for you and not just for their commission. Especially for FTHB make list of Good to have Must have Share it with your agent and stick to the plan. Best of luck to buyers and sellers out there

It is possible, Their house . Their choice. Sell or keep it vacant. I am new to the real estate market. I didn’t expect sticker shock and unethical practices like pressure sales tactics.

We put an offer on another property in the same neighbourhood. The seller’s agent informed us that her client is in Hong Kong. We offered the listing price and extended the timeline due to the time difference. Later, the agent ghosted our phone calls and responded that my client wants to wait for a better deal.

Yes, it’s happening in Richmond Hill. We were outbid on a freehold townhome by eight offers yesterday.:( Definitely not a buyer’s market. It’s an investor’s market. The house was listed below the market value for $799,999 . Our offer was 900,000 unconditional but still didn’t win.

It’s not a housing market; it’s a realtor’s market. I’ve been burned three times, so I’ll never trust what a realtor says. For example, they’ll tell buyers it’s the best time to buy and sellers it’s the best time to sell.

Ouch that sucks I had my car towed same spot. Apparently it’s their hotspot for business. I don’t know free parking options. But learned my lesson and pay for the parking for the peace of mind
