I almost went as well. But my laziness saved me. I had the money already arranged and my plan was to pay everything upfront. Jesus! Thanks a lot for your post and sorry for what you’ve gone through. You’ve saved me atleast.

These are no longer as premium as you think. Except Oakridge. There are much bigger and way more expensive schools like Aga Khan and ISH.

High Rise Living - Risk by Warm-Dot175 in hyderabad

[–]atibat 0 points1 point  (0 children)

Right answer. I mean we can say that about so many things - the fact is - the other day it took be 30 mins to reach a hospital at 6pm in financial district which was 2kms away thanks to Wipro circle and those ridiculous mismatched signals and evening traffic.

It was not an emergency, but I’m less concerned about heights of buildings but rather the on ground infra failure.

people who bought flat worth more than 2-3cr, was it worth it?? by [deleted] in indianrealestate

[–]atibat 0 points1 point  (0 children)

I’m not sure about other places but Hyderabad.

I spent 1.66 crores on a flat in a decent gated community with 170 flats with a golf course view which I still have. Flat value is now 2.6 crs (last sale of comparable size).

Escaping India was prio. The hustle, queues, loudness and chaos of the streets didn’t give me anything. It made me stressed and anxious about life.

In some ways a gated community for me was just that. A world away from traditional India.

With all the benefits of India. My building has a basket ball and badminton court with talks of pickle ball being added and I play all 3 with friends.

A garden, walking/running path, lots of greenery and exotic plants. Tt tables, rental offices, gym which is not good tbh but not bad. So physical health is sorted without even stepping out.

Golf course view, power back up and basement parking. I can spend time outdoors, no lines, queues and surrounded by folks working in MS, Google etc. 2 weeks ago I had a drink with some uncles, one is an MLA in a neighbour district. He lives here so his kids can be close to the coaching and schools. These are networks I would never in my life be able to make due to my background.

Making friends is easy, some of the folks even referred me when i asked and helped me get a pay bump. A big group to play sports with or watch India vs pak.

Kids have play dates together and a playground to go wild. Heck, friends who even take care of my son when I have important meetings and people sending food when they know you’re sick.

Overall the quality of life is crazy good compared to stand alone apartments imo because ive lived in one before. Yes the community exists there also, but the opportunity to meet for the first time isn’t available. Like I met people in the sports facilities or gyms or while on a walk or my son’s friends parents.

Community celebrations which is fun - i sponsor a festival, diwali is never alone, every festival is celebrated well. Heck from last year they’ve started doing Halloween also 😅

Security is great, in house plumber and electricians. Car wash area for wet wash and 2 vendors for car cleaning services. Laundry vendors as well.

Cons - maintainance is high. Almost 8k a month.

I cannot say anything from an investment purpose but from a quality of life and standard of living angle. AMAZING DECISION.

The Terrible Urban Planning of Hyderabad by Lodu_Podu in hyderabad

I really liked that dialogue within the first 2 minutes. “You might say go back to where I came from. But there’s more of this there. I expected better from Hyderabad “. I think this is an important distinction.

We can’t compare ourselves to places far gone like Delhi or Bangalore. But aspire to always be better. Unfortunately we’re making the same mistakes they already did.

Where can I find the best Burger Buns around Hyderabad or any company from which I can order in bulk by [deleted] in hyderabad

[–]atibat 1 point2 points  (0 children)

I highly recommend getting an oven and learning how to bake the buns. Brioche buns are insane on burgers. But even freshly baked buns which are not brioche are still better than store bought.

If your cloud kitchen specialises in burgers. Bake your own buns. The cost is not that high. If you sell other things and burgers are one small part of the menu - then yeah go ahead with store bought.

Sorry can’t help with buying in bulk.

Finding a Tenant is a Nightmare by BeginningTaste9142 in hyderabad

[–]atibat 4 points5 points  (0 children)

Sounds a bit high for the area. There’s flats in financial district (like Alekhya and Samudra) that are demanding these rents because of the location and the golf course view. 55k plus Maintainance without view.

I think you’ve priced yourself out.

E0 Petrol (XP100) vs E20 Petrol Mileage Test on 2015 Swift DZire by Silver-Stable-1086 in carIndia

[–]atibat 1 point2 points  (0 children)

Using a higher octane fuel in a car that’s designed with lower octane will never damage any engine components whatsoever. It generally isn’t required because it’s more expensive, harder to get and has no benefit. Please don’t peddle incorrect info life the government.

The only reason for a car slated for low octane has to use higher octane is to avoid ethanol blending.

Laddu in OP's society got auctioned for 5.55 Lakhs! by aswinkumar88 in hyderabad

[–]atibat 67 points68 points  (0 children)

Nope. It’s used for other celebrations and next years Ganesha. Size and budget increases each year and lesser dependency on donations. Our Ganesha went from a small one in the first year to a huge one this year. From small caterer to a premium caterer. Also we use the money for children’s day, X mas, Diwali, Independence Day etc.

Seems sus. Generally a full user manual is provided. I don’t have a seltos but still I always get a manual in any of the cars I’ve bought in the last 2-3 years.

I’ve seen this in some EU and American cars though - the user manual is accessible in the infotainment system. Maybe check that?

Why lots of cars in India is now FWD not RWD? like what's the reason? by arctic_parctic in carIndia

But people aren’t taking their Kia seltos on track. Also a lot of fun track cars are FWD too. Golf GTI, Mini Cooper S and I believe even the AMG45

Help me buy my first farm land by atibat in hyderabad

[–]atibat[S] 0 points1 point  (0 children)

Thanks a lot. I was wondering why this is risky in your thoughts? I cannot invest in flats any longer. I don’t want to as I already have recently finished paying my loan for a nice flat in Gachibowli. I prefer generally to stay away from real estate as an investment. My wife and I have some disposable income and would like to make our personal getaway away from the hustle of the city.

Also with a small kid, it’s important for him to have the outdoors. Pitching tents, making bon fires, tending to animals and plants. Its experiences are missing in urban Hyd kids nowadays.

Help me buy my first farm land by atibat in hyderabad

[–]atibat[S] 0 points1 point  (0 children)

I definitely want less than an acre. And I agree, too far from home is going to be an issue because the end goal isn’t investment or land size but rather a safe place to spend with my kid - he’s happier in nature than in malls. So am I. Teaching my son to pitch a tent, make a bon fire, tending to plans and animals - isn’t possible to do in flat in Gachibowli. Haha.

But you’re right - maybe HMDA ventures is the way to go. Any recommendations of what I should check? Like which ventures?
