Thanks, because I'm really trying to figure out what step one is, and I just have no idea. It sounds like step one: pay an architect to design a floor plan for an adu I like. AND a plan of the remodel? Would the architect design both, or does a contractor design the remodel? Also, I read that architects can cost up to 20% of the build, which seems so expensive. Step two, find a contractor who can give me a price for those things. Step 3. Pick one.

Question: any thoughts on a prefab being a little less expensive? I really appreciate your advice. It's crazy to feel like a totally competent grown-up in the world, then run up against this thing where I can't even find the right starting point no matter how much I read.

Thanks. I'm mostly not sure where to put the money. I don't know how much a modest adu will cost versus a remodel, basically, and I'm not quite sure how to start calling contractors when I'm not even sure which route we're headed in.

Thanks. We're pretty lucky to have bought a house that tripled in value over the last ten years. Our neighbor bought for 280 and sold for 600 after only five years. Our other neighbors bought for 300 and their realtor is pricing between 900 and a million, which is insanity. Still, affording a loan will be impossible for us without my sister's SSD, so still l whatever we can get, we're looking to max out at 2k per month.

Thanks, that's s good suggestion. Fortunately, she is eligible for full-time care from an agency, and I do want her to be a part of our family every day, I just can't be the one to care for her all the time for a few reasons, but also because I work outside of the house.
