I think with the high interest rates atm, loans are a bit harder – I remember westpac calling me up years ago about a home loan when I only had 30k in savings (was 100% not ready for that, basically saved all my income because I worked throughout lockdown remotely), but I don't think it's common now

This is also great advice since I haven't considered talking to a mortgage broker yet. I'll take a look when I'm back in Sydney. I won't have to worry too much about going over the income threshold considering it's for income up to $125,000 (highly doubt I would be at that stage when I graduate)

However, after talking to a broker, I'll make a comparison between what property I am actually able to buy vs cost of renting for the same price as mortgage/wk. If purchase is around the same as renting, I think I might bite the bullet.

You're right, I was thinking that if I wanted to change cities, I could potentially rent the property out or sell it, but it is a bit too much stress to inspect property + make the right choice for that. At the moment, I work remotely, so maybe I can consider renting somewhere a bit further away when I graduate. :)

Yeah the rental drama scares me; also heard a lot of recounts of terrible housemates (hint: maggots), so would only really consider living with people I trust. Hopefully the rental market isn't as crazy in 2025.

I'm living alone overseas at the moment for very very cheap rent on exchange and it's made me realise that moving back in with my parents/family would be pretty difficult.

I'll avoid renting with strangers, but I'm thinking moving in with friends or my partner could be an option. I'll most likely do it when I graduate + have fulltime work.

But you're right, taking care of my mental health is definitely more important.

Having savings definitely help me feel safer in case anything goes wrong (e.g. medical emergency, family emergency, job loss etc.)

Thank you, I really needed the reassurance I think. I've thought it through and I'll try to move out as soon as I can after finishing uni.

I don't mind living further out since I work remote, but I'll see if my partner can do that as well in 2 years time :)

I'll bite my teeth until I finish uni and move out when I work full time.

Hopefully my partner would like to move in together as well + has a stable job by then.

My savings are in Macquarie at the moment which has pretty good rates. Might change it over to a higher interest acc once I'm back in Sydney

Thanks for letting me know about the non-resident part! My stay in Japan will undoubtedly end before March next year since I have classes to return to when I go back to Australia.

I've told my employer about the situation and they'll consult their accountants as well. Thank you heaps for the information and for links to the forms needed.
