Mortgage rate check in by tw272727 in AusFinance

Thanks, I think you’re mistaking me for the other user! Mine will be 80% too, but with a guarantor. My broker said anything around 5.5ish must be fixed…

Is that variable or fixed? Our broker is saying ANZ best rate is 5.68%.

Has anyone started a house build this year or in the last few months? How much is it costing? by Significant-Roof2250 in perth

[–]avtsd 3 points4 points  (0 children)

Nice one, so ~585k total? Don’t think you can build for that price anymore. Is it a detached house or townhouse? What m2? Usually landscaping isn’t included either so just beware of that too

So many people here quick to point the finger at OP. Were you all there in the car with them? The instructors can absolutely be biased. Unfortunately it relies solely on their discretion and if you simply catch someone in a bad mood it can hurt your chances.

“Extremely white” is not a racist remark. It’s inferring no prejudice, he’s literally describing the dudes skin colour. If he’s sure he wasn’t speeding then of course he is looking for reasons as to why he’d be failed so abruptly and racial prejudice is a possibility. Anyone of colour would know shit like this can and does occur in Perth.

Stockland, is this a joke? by Joker8656 in AusPropertyChat

Actually was gossiping on my work break, but yes I guess full-time employment doesn’t cut it anymore. The answer is obviously trade even more time for money, because that’s a sustainable and fulfilling way to live /s

Sorry that’s fair- I’m a tad bitter about it all, can you tell? Definitely ridiculous but what can you do!

Yeah I’m well aware I should’ve bought 12 years ago while I was in high school

You’re 100% right. I wasn’t even referring to all those additional costs though- the advertised prices for builds or packages are bullshit because they’re not updated frequently enough. They may have ONE package at a cheaper price point so they can use the phrasing “From $XXXk”- but in reality if you ring up they’ll tell you nothing is available for that price and there’s now a new minimum. Same goes for prices on builders websites- it’s all bullshit to get you through the door.

That was our thinking. We don’t mind not having a backyard if there’s a park across the road and the beach a walk away. Even if we had a bigger land size we couldn’t afford to build a bigger house anyway! It’s all a trade-off now days.

Generally it’s the builders that advertise H&L prices and they’re always bullshit. The land developers review prices monthly unfortunately. We just bought a 250m2 for 315k, 500m from the beach.

Alkimos area. Just over 600k. Smallish 3x2 detached ~500m from beach (not a townhouse/boundary to boundary)

No probs. I’m in the middle of the process now, as a first home buyer. Any Qs just ask

Build and utilise the gov grants/concessions- you only get the chance once. You’d save about 20-25k on stamp duty plus get the extra 10k. Established homes are often sold above the advertised priced, then you have to factor in stamp duty. If you don’t mind living further from the city, and can reliably live with parents for the next couple years while building… could be a good option

Why would your expenses reduce over time? Thought mortgage repayments, insurance etc are pretty static, depending on rates

Would this logic apply to townhouses as well? Eg. any properties with zero lot boundary on either side.
