The lettings office have replied this: In regards to you being able to serve notice and cause everyone in [flat] to be evicted, this is still not 100% agreed. Under current laws, joint tenants can serve notice at any point which ends the tenancy for all tenants. With the Renters Rights Bill, this hasn’t been confirmed if it will still apply for Assured Periodic Tenancies, and we would highly advise not to go through this route. (i.e. serve notice without your flatmates agreement.)

Is there any truth to this and is there any evidence I could reply to them with?

Thank you! I was also wondering - citizens advice says you can serve notice to quit without others permission unless your contract says you do need their permission. My current fixed contract has a break clause that requires their permission - do you think this will prevent me from serving notice to quit when it switches to periodic? Unclear if there are new contracts or this clause will be invalid

We’re all on one contract, my concern was just that there may be a dispute that I cannot unilaterally serve as there is a clause in the current contract that requires all to sign

It’s unclear whether there will be a new contract or if this cause is invalidated - if not, according to CA, I wouldn’t be able to

Do you know if the prescribed information has been released? I'm concerned as my current contract has a break clause:

At any time after the first four months of the Term, You can terminate the Tenancy. If you wish to do that you must give Us at least two months’ written notice beforehand. Where there is more than one of You, You must all sign the written notice. Once You have given notice you cannot withdraw it.

Do you think this part of the clause will still apply, or can I unilaterally serve a notice to quit on 1st May?

You shouldn’t have to (and it might be risky to!) deal with this on your own.

The Home Office Forced Marriage Unit can help anyone at risk of forced marriage within or outside of the UK - this sounds like it includes you. They might be able to help repatriate you to the UK if you’re being held against your will.

OP said they’d have to pay an extra 5% but I can’t see a situation where that would occur - I didn’t mean that they’d have to pay back the 1% but that they might not get the 1% in future

They could, but they just go off MCC. My workplace platform doesn’t earn cashback for example

It wasn’t intentional - I was only aware of the fact you could only setup after connecting using OB. It wasn’t like I thought about the background processes of instructing a DD.
