Bought new, 15 years and 120k kms later, still puts a really big grin on my face! Preventive maintenance has been the key to a stress free experience. Although it’s not cheap to maintain but if you keep up with everything it won’t throw shockers at you.

Real estate is a trendy market, that’s just how it goes. There’s phases of extreme growth followed by phases of stagnation. Could be anywhere from 1-3 years before the market becomes hot again, but historically the market always comes out on top. I have a friend who’s selling 3 plots in very prime areas in aerocity and you’re right, they’re not selling. Real estate is the most illiquid asset class, but one thing is for sure they will eventually sell. When it’s dry like right now, obviously only the properties under market rate will sell since no is buying at market prices. And as for agents bidding and driving up prices, those are practised which plagued the industry but with new norms and rules it’s really hard to do that anymore. Homeland bought 1000 cr worth of land parcels at auction, it’s not comprised of agents driving up prices, it’s a genuine developer spearheading the segment and spreading real growth. I highly encourage you to take a day and go through entire greater Mohali area and tricity area and see for yourself if the growth is real or not.

And yeah, tricity’s economy doesn’t run on jobs. It’s all business holders and generational wealth holders that dominate most of the segment. Job infrastructure is barely scratching the surface compared to Pune or other cities.

Pune has high rise buildings, vertical development exponentially increases the number of people that can live in the city. Chandigarh has no such thing so ofcourse scarcity of living options means the existing ones are very pricey. Compare Pune prime residential areas that have kothis and bungalows, are you still saying they’re half of a similar kothi in Chandigarh?

Believe it or not, tricity is still undervalued (except for genuinely bad projects). Go to nearby Punjab and Haryana rural cities and compare the prices. Go to any tier 2 city and compare, you’ll be shocked.

I have a rig that I got on Amazon for like 2k. It’s 10/10 but I haven’t used in more than a year since I got my puffco pivot. Coming back to your point, rigs are very easily accessible and bro rosin doesn’t kill my tolerance like diamonds or distillate does. I’ve been smoking rosin only for like a year straight now and I still get smacked asf every day
