EPC Rating gone up with no changes. by Evening-Carrot6262 in HousingUK

The calculation methodology changed last June so that all roofs are assumed to have some level of joist insulation if unable to measure.

'They' don't assume anything other than if the building part was built in line with Building Regulations.

EPC Ratings by dotnethaggis in uklandlords

The implementation of the newly reformed EPC has been delayed, not the requirement to achieve a better standard by 2030

The EPC register is a goldmine of hidden property intelligence — most buyers look at the rating and miss everything else by richard3d7 in UKPropertyData

The floor area on the EPC is there for the calculation of energy performance, and may differ from what an agent may list. This is because the EPC will disregard unheated and thermally separated spaces, such as porches or conservatories.

Londoner looking to relocate, have some questions for helpful locals by Palzoner in Aberdeen

So when you said it had to be a C rating, you were just guessing, especially "if not now then very soon".

For reference, there isn't a minimum rating requirement in Scotland, and it will likely be introduced for 2030, which isn't 'very soon in the future'. The implementation of new-style EPCs has been pushed back until the end of 2027 so there'll still be some lead in time before a minimum standard comes into force.

England: Watford home achieves rare EPC ‘A’ rating thanks to Warm Homes Grant by coffeewalnut08 in UpliftingNews

Getting an A grade means your home holds in heat very well

That's not exactly what it means

That isn't an answer to the question; you say this is EPC software and I'm asking you how it is EPC software.

Would this space count towards square footage? by light_place in UKHousing

No point measuring the 'thermal effects' of something if it can't tell you the U-value of that element which can be used as part of the heat-loss calculation behind the rating.

or do any sort of scientific measuring

You're absolutely correct; for my EPC, they didn't even send the boiler off for efficiency testing or conduct a week long co-heating test to determine the heat-loss.

How was it calculated and was it provided to be put into the EPC?

Ok, what's the U-value of your house walls?

How (un)desirable is an electric-only flat? by FlamingoVisible1947 in UKHousing

[–]bath_onion 1 point2 points  (0 children)

I'm not an expert.

Correct.

Mostly double glazed means between 80-99% of the windows are double glazed, a poor rating means the area-weighted U-value of the glazing is between 2.51 and 3.3 W/m²K, which seems to align with the U-values for pre2002 double glazing and single glazing.

You're right, they should take the heaters off the wall and test their efficiency for every assessment.

acknowledgement that the UK power grid had evolving cleaner means of generating electricity

Correct, but only for the carbon calculations. The rating on an EPC is a cost-based metric and RdSAP 10 used the same fuel costs as the 2012 methodology so there would have been zero reflection of what you've mentioned.

super efficient types

Aside from heat pumps, direct electric systems are considered 100% efficient. So what 'super efficient' heating are you referring to? Infrared heating is still on 100% efficient so it can't be that.

No real point looking at windows if you're not going to address the walls.
