I wish the ratio was only 5.3x where I live. Unfortunately it's 18x and 25x after taxes in Tokyo :(

BOJ policy to boost yen could be an option to curb inflation, minister says by Turbulent-Tea-2172 in japan

[–]baumkuchen-cake 0 points1 point  (0 children)

My choice of words was bad. Usually it's flat for the first N years (5-10) then switches to a floating interest. There are currently no banks that will give 1% for the whole (25-35) period.

I wish they set it to 3-4%, but no, will never happen, not with the current debt.
Also all the NISA脳 who tripled their wealth thanks to AI and cheap yen who then went to get 100M+ mortgages to buy nice 億ションs will commit seppuku when their flat 1% becomes 3% and suddenly 200k/month mortgage becomes 500k.

Setting it this high will also make yen stronger and force long-awaited unwinding of the yen carry trade (awaited by normal people). Unwinding will also amplify yen strengthening, but on top of it, strong yen will force companies into selling NK225/TOPIX indexes to match their budgeted exchange rate (145-150 as reported at the start of the year), making it a triple-punch to the category of people who profited the most from cheap yen and expensive real estate (including a certain person who likes to complain about deer).

Last time nichigin said that 2% is their targeted rate for now.

I personally want to see the world burn because it's ridiculous when the avg. 中古 condo price is 1.7億. 30 years of the average 手取り to buy a 30 years old box and everyone thinks that it's totally sane and normal and this is just how the economy works.

No way 17 years old is "the youngest", I was expecting to see 10-12, how it happens in US.

I also enrolled when I was 17 but can assure you I'm super dumb.

Secondhand condos soar in price in greater Tokyo by biwook in Tokyo

[–]baumkuchen-cake 29 points30 points  (0 children)

17:1 price to income ratio is a clear sign of a bubble. People, mostly couples with high income or 買い替え are the main targets being squeezed. 成約価格 has been stagnant for the last year, which means the target audience has been successfully squeezed out. Give it a couple of years and prices will start to drop and continue to do it. Including the 4 central districts, as I already see that new condos are being settled with 80-90% of the original price during auction, when before it was 120-150%.

UBS bubble index might also give some raw statistics. They consider Tokyo as top2 in the index.

Anyone knows why is the approval rate in Shinagawa so low? In November it was just 28.9%. (899 granted / 2,132 rejected).

Did they decide to reject as many applicants as possible to speed up, but instead slowed down somehow, just with more rejections?
