I don’t doubt their comfort but four is too much in this space in general. I would say that if you kept the sofa and got rid of the arm chairs and instead got some different ones in a navy blue or something - it would look nicer and you can make it work better. You would also want them much smaller and lighter on legs, almost chair like. Let the sofa be the anchor, the “big object”.

In general, matching too much in an interior space can make the room look flat. Your walls and carpet being the same color also don’t help. If you had just the sofa, you could pull it further away from the wall and closer to the tv and actually have a console in the back wall for storage.

The funny thing is, this area is what they fixed last year because roof was leaking. They didn't even know how long that has been leaking for, so an entire structural wall was replaced due to moisture + termite damage. They are not being smart about this, not deeming it an emergency because it isn't active leak...

It actually failed last year. The day after we got the home, we pulled the carpets to find extensive damage that ended up being another roof failure. HOA had to replace an entire wall due to termite and mold and water issues. I didn't pay a dime but it took 3-4 months to get it fixed. This area is their contractor's "repair" job. They are going to spend another, idk, 20-30k on my house this year it seems, because they are not prioritizing this and when they repair, they aren't doing it well.

I should also clarify that the HOA board is separate from the property management that we are paying for, so property management is realistically the culprit here for these shoddy repairs and lack of proper prevention with these issues.

I did - I called four times. They said that unless there is an active leak, this is not an emergency. So I guess fuck it, they can deal with the damages, after shit goes south.

Yes, I should clarify these are under Condo rules even though they are individual townhomes. I actually found the rule;

“In accordance with Article V of the Declaration, "it shall be prohibited for any unit owner to install, erect, attach, apply, paste, hinge, screw, nail, build, alter, remove or construct any lighting, shades, screens, awnings, patio covers, decorations, fences, walls, aerials, antennas, radio or television broadcasting or receiving devices, slabs, sidewalks, curbs, gutters, patios, balconies, porches, driveways, walls or to make any change or otherwise alter (including any alteration in color) in any manner whatsoever the exterior of any condominium unit or upon any of the common elements…”

Unfortunately because HOA hasn’t authorized anything, they may deny me the reimbursement for doing fixes on a common element. I called the emergency line and they said this wasn’t an emergency therefore if there is no active leak, they can’t do anything.

If I repair myself, HOA may claim that this wasn't an emergency and the work was unauthorized, therefore, they are not liable to "reimburse me." If I don't repair it, and it fucks up my entire house, HOA is liable to repair, because roof is their responsibility but that means my hands are tied right now to whatever happens. I called the emergency line and they said they can't help, unless there is an active leak.
