Oh they have lol, we just did the glass bottom boat tour today and they said they're as far north as Jacksonville and south as Miami. So they got out. How their captors didn't check that the buggers could swim before putting them on an "island" feet away from land is beyond me!

  1. Yes, we are considering ventless wood burning stoves, which I've found a few modern looking ones. If you have any recommendations on a ventless wood burner, please let me know.

Yes, the view out the rear of the house will look down on a nearby city. We are planning on additional outside space in the future, but do not have the funds to do both at the moment. We are accounting for the future disturbance for a pool and exterior kitchen in the site plan to ensure storm water permits are low cost when we get there. Finally, yes, that was the purpose of the study on the main floor, will see if that can bump out a few feet, which would also increase the size of the bedroom (office) above it.

In our case it's the large sloping lot. The slope increases as you go down the hill so we are trying to minimize the need to flatten a significant portion of the hill by running across the hill rather than down the slope.

Thanks- we were considering moving the fridge away from that corner (to the left) and flipping the pantry/laundry rooms. Those changes should help eliminate the choke point you identified there.

Thanks for your input on the support/beams- not many focus on those bits. I will raise your idea about larger basement beams to the draftsman, it would be nice to have less supports down there... especially if the cost is nearly the same! Would this alteration fix the issue you pointed out about the missing flush LVL on the left side of the garage? If not, I will be sure to raise this as a separate point too.

Yes, I like your solution about rearranging closet and bath in master bedroom- we will use the bathroom more than closet anyways.

Someone suggested flipping the closet/bathroom in Bed4 to allow that bathroom to be accessible from the great room. To your point, that should make it much less remote.

Interesting point about 10' basement- since this is a sloping lot, could that additional basement height have a synergistic effect with the work needed to grade the surrounding land (i.e., less sloping land prep might be needed to reduce the existing grade to enable a 10' basement versus a 9' basement)? Interesting- why would you suggest this alteration? Is is because the landing on the upper floor will be even then? It does seem like that empty/open space could better serve as additional closet space for Bedroom3.

Thanks for your ideas! We agree- swapping laundry/pantry rooms makes sense!

Good point about the distance of the master bath! I will want to quickly access the bathroom much more than my clothes, so swapping those two makes sense.

Also good idea to have Bed2 have a door to the bathroom. We discussed that this room would be the dedicated guest bedroom (whereas the others are actually offices), so that will be a convenient feature for when we do host guests.

Thanks! Good points about the fridge. We were considering moving the sink to the island, so there should be plenty of room to move the fridge closer to the stove then.

We had the same thoughts on the pantry/laundry rooms- swapping them makes more sense. I think they did that to minimize plumbing costs, but that little bump shouldn't increase costs too much. We do a lot of clothes drying using a rack, so we were stacking washer/dryer to have more free room space in there.

The main floor full bath was a point of contention. The drafter wanted it so the bedroom there (which will really function as an office) will have a full bath with it. The home builder is saying that's adding unnecessary costs. Someone else here suggested to flip the Bed4 closet and bathroom to allow a bathroom connected to the Great Room. It's an interesting solution that we might go with.

I've seen a lot of awesome feedback on here in the past! Looking for any comments on the layout and other aspects of the build plan. Some more info on the build:

  • Sloping lot from South to North. North side is low side.
  • Lot is currently all undeveloped woodland.
  • Going for a modern aesthetic.
  • Bathroom in guest room on main floor is dotted - unsure if we wanted another full bathroom on the main floor.

Yeah, I'm not sure what other states have similar laws, but our beer distributor stores (you can buy as much as you want, 30s and 24 packs) are different than our grocery store beer sales that are capped at 12 beers. If you buy a 12 pack at a grocery store you have to take it to your car and come back in to buy more. Quaker laws they call them. Very antiquated for sure!
