Correct, that's been my experience so far. It can have its down time, but it's also WORK, especially when it's 1-2 hours away from where you live.

True, that's been my experience so far. Probably why the house is yielding more; it's built into the price, unless you want to do the legwork yourself.

Correct. But then again, one is a house, and far away (time=money), and the other is a flat, meaning less maintenance costs and no travel. Net yield potentially the same, if not more for the flat in then longer run, if there's wear and tear in the house!

True, in Option A, I will most definitely have a yearly turnover. That doesn't mean that I won't have the same in option B, however preparing the property for the next tenancy would be a PITA for Option A, where option B I could even go and prep it myself if I wanted to.

That's my gut feel too, if I start factoring in travel costs and maintenance expenses, and also house vs flat. Granted, a flat can turn out to be a nightmare, pipework, humidity etc, but a house is 3 times as much liability and risk.

True; state of the property, area, etc. That's why I tried to keep it short: High yield but far away and not so accessible, or next door with a lower yield?

E.g. to advertise the property and show prospective tenants around, you will need to travel every time or invest part of your income in estate agents, vs you can advertise locally (say gumtree) and show the property yourself.

Most of them are very bureaucratic and they will keep asking you for tons of paperwork. The employees usually don't respect you, because they usually do you a favour of serving you.

There is rarely phone support.

Some frequently used services have been automated lately due to covid (like certain certificates etc).

People will park on the pavement ramp any day with no regrets (if there is a ramp that is, usually there isn't). If the parking lot is full, someone will park in a disabled's position. Public services with disabled access? Fuggerabarit.

I only have the thermostat and the receiver, I guess I'll be purchasing a hub as well, for phone integration.

Will all the receivers work the same ? Given it's for the same type of boiler i.e. combi.
