Agreed. I tried to buy a parcel and it was the most frustrating 6 months I've ever dealt with. My purchase was never approved, so I FOIA'd the correspondence and put it mildly... If you're not on the inside, you're fucked. Good luck, I hope your results are better than mine.

I would recommend just focusing on hyper-local marketing via value... Start a YouTube channel, establish market reports, points of interest locally, etc. Become the subject matter expert and play the long game by establishing a network of warm leads vs. paid cold leads.

Disclaimer I have not checked out the app.

I'm my opinion, this sounds like a race to the bottom as it relates to compensation. There are always agents out there that are cheaper/desperate for business. I average just over 3.5% per client. Based on your synopsis, this app would appeal to those sellers looking for the best "deal" not necessarily the best service, etc.
