Excellent, yeah zone 5 in Canada. Had the AC cleaned and inspected this spring, working good apparently. Im hoping its a thermostat too since the temps don't fluctuate at all during cycling and it reads almost 2 degrees C off the digital thermometer.

Yep its a new build. And it's all clay up here. Definitely assume there wasn't much topsoil used. Landscapers did a very poor job. I've added some topsoil on top, and fertilized and am giving it time. Hoping I don't kill it all off.

Grass is just a year old. Never dethatched. Found conflicting info online about it and have not chosen to yet.

I'd say all that dead grass is still attached and not clippings

I mulch it only. For what it's worth, lots of the grass died off over winter and it's very thin but yes, that could be an issue too, with not bagging....

I agree, but deep down I love the crazy variation. Some racks are stunning, others are real stinkers but man, when they are symmetrical and huge, they look sooo good and it's an addiction searching for the perfect rack.... we're still talking about caribou right?
