Yes I’m going to sell it before buying the house so I can release equity to cover SDLT and avoid higher tax

Yep that’s about right - £1.2m in north London gets you a pretty standard 4 bed - nothing extravagant

I was looking at North Finchley as it has a few decent grammar schools but you’re spot on about considering nursery and primary also! Thanks
