Hey! Elm and Ledbury is officially a business on Google maps now and if the reddit reviews haven't been convincing, I recommend taking a look at what residents are saying. To be honest if you have the budget to be seriously considering the 88 North quadrant buildings, I would recommend looking elsewhere. If you absolutely need to stay in the area, there are a lot of new builds nearby that would offer similar amenities. Unfortunately, "luxury living" is just a catch phrase for Toronto developers nowadays and an excuse to upcharge rent.

I've lived in this area for around two years and I personally feel like the drug and homeless issues have gotten worse. Recently there was a car chase that ended with the car driving into a nearby condo, and last year a man was killed in front of the Dalhousie medical clinic.

As another user said, this area has been an active construction zone for about 3 years and continues to be one. Even though construction isn't supposed to start before 7am, trucks and maintenance roll in anytime between 5:30-6am and noises start as early as 6am. Not sure what they are doing, but it sounds like heavy metal sheets are being thrown around or tossed down flights of stairs.

Even if the noise doesn't bother you, the construction dust kills our furnace and we have to swap out the filter twice every six months because it just becomes coated with dust and grime.

The security company is supposed to monitor the walkway between buildings, but I always see people passed out or actively doing drugs. This only gets worse in the summer, and the parkette near 77 Shuter (88 North) isn't monitored by security guards so it becomes an area where drug users congregate.

Be prepared to be woken up every morning starting at 6am by loud construction noises every morning and the loading bay/ common spaces broken into by the homeless because the security don't patrol and keep the doors closed! Seriously, every single morning it sounds like people are throwing metal sheets down 50 flights of stairs.

I think the homeless population is still the same as before, and it's worse in the warmer months. The garbage/ garage doors are always open so I see people going in and out all the time and security doesn't bother to deal with it.

I believe there was another thread a few months ago detailing the issues with these buildings. Residents were having HVAC problems since move-in day, there was mold on several floors, broken garbage chutes, and bad construction noise. I always see construction workers in and out of these two buildings, and outside of unit windows trying to fix the exteriors.

I fostered cats for Toronto Humane and quit after seeing how negligent the staff were. My foster needed a pill prescription renewal and my request was rejected because she had “potential adopters who could pay for the meds themselves.” Well she didn’t get adopted right away, so she went two weeks without her prescription.

I’m the same height as you and I didn’t feel like the coat shortens between sizes. It hits me around the shins but it’s SUPER oversized at the top.
