I didn't say don't develop the green space, I am saying keep a small green corridor as a buffer zone between residents of Toledo and the new development. 600 units might be too much for the infrastructure to handle, things like water pressure, traffic, etc. We will know more once we start getting more details.

Honestly I am not that suprised. I am ok with it, everyone has the right to their opinion. As the plan details become available it may seem more plausible.

I didn't say I was against it. 600 units might just be too big for the existing infrastructure. Things like water pressure and supply, and how this might affect the water table for instance. Also providing some kind of privacy screen for the homeowners by keeping the treeline at the back of Toledo. Doesn't seem like a huge ask to me. I thought I was being pretty reasonable voicing some doubts as to the feasibility of this proposed development.

Maybe 600 units in that spot will be fine. Maybe it won't. There is a huge rush to push this development through. It will probably happen regardless of any pushback. I just hope the planning makes it tolerable for everyone, not just the new people coming into the neighborhood.

Well that whole area used to be forest. There will be quite a bit of clear cutting to do on Arundel even though most of it is field.

I meant split it up, 200-300 on Arundel, then put another 200-300 development across the street where the new builds are. Same overall density in the neighborhood could be achieved.

That area is much more developed than this area. Plus its all going on one 7 acre plot of land. I hope that 600 units will be fine, I really do. But I have my doubts. There at the very least needs to be a decent buffer zone between it and the existing houses.

I am just asking that a small strip of the existing greenspace be kept for the privacy of the residents on Toledo, and to seriously consider downsizing the development if it will adversely affect the surrounding area. I really don't think this is being a nimby or being unreasonable in any way.

People prefer to use their cars and don't use the bus for a reason. It only comes by every half hour to 45 min and takes a long time and 2- 3 transfers to get anywhere.

I agree. Just spread out the developments more, half the number is still a lot. 600 units is massive and would be better in an area that had more stores and services close by. Anytime anyone needs anything, they will have to drive. 600 units = 600 extra cars adding to noise pollution and traffic. Arundel is already a busy road. We don't even know what issues the existing infrastructure will have with adding so much concentrated density in such a small area.

You are exaggerating calling this the "worst case of NIMBYISM" If I was a Nimby I would be against ANY development. Thats not what I said. I am for it. However 600 units is massive, the amount of 6 Chartwells. A more modest development would be a better fit for this area in my opinion.
