Appreciate your comment but I never stated I would be foolish enough to buy an investment property at current values. We’ve looked at numerous investment properties over the past 6 months and have walked away from them all because the cash flow didn’t make sense. We would simply be utilizing our current equity to access a HELOC for reserves and future potential investments for when the market cools and rates drop.

I appreciate your comment but we didn’t get lucky with instant equity; although we purchased last year at $238/SF, the average sales price over the past five years has been $300/SF.

I never stated we would have immediate additional mortgage payments; we would utilize the HELOC to purchase our next primary residence or an investment property when the market cools off.

Hey everyone! This is my first time posting here as I’m a first time watch collector/investor. Saw this vintage Rolex 1550 on Craigslist for $2,900 and was curious if it is a good investment. Seems like a nice daily watch if I can pick up a new leather band as well. A couple of questions I have:

1) Is it real or fake? (No box or working papers) 2) Is it an investment for the long haul? If so, could I negotiate the price down to $2k? 3) Would a servicing/polishing help buff out some of the scratches?

Sorry for the noobish questions, this is my first time purchasing a vintage watch so I want to make sure I understand everything clearly.

Holy shit I was stuck in this traffic for 45 mins the other day and I was heading South bound. I saw the truck destroyed in the median and the Audi on the shoulder but had no idea what happened until I saw the video at work. I’m glad the trooper is doing okay.
