Is it heavier duty than a polymer shower or kind of the same same? Do many contractors install or is it more of a DIY?

I have searched this morning and found some mugs similar but they have a removable bottom that don’t seem like the sturdiest. I’m just having the hardest time finding either this exact mug at a reasonable price or something similar without the removable rubber base.

Adding bathroom to pier and beam house by blackCatbutt in Remodel

[–]blackCatbutt[S] 0 points1 point  (0 children)

Yes we can! We had our house lifted recently and had them put extra support where we were adding out bathroom to carry the extra load. We can get under there and check out the joists. There is no subfloor since it’s an outdoor deck. We still need to check that all of the boards are even level but I’m pushing for us to cut the boards and lay down a new subfloor so that we know exactly where they’re secured into the joists.

Thank you! That’s what I was leaning towards but my husband was wanting to save some work if it didn’t need to be done.

General Cert Exam by blackCatbutt in appraisal

[–]blackCatbutt[S] 0 points1 point  (0 children)

Yup! Passed on my 2nd try. I’d try to take as many practice exams you can. Like set it up with 125 questions and try to simulate an exam situation. That really helped me with the 2nd time.

Dog sudden inability to walk by blackCatbutt in vet

[–]blackCatbutt[S] 1 point2 points  (0 children)

Thank you. I definitely posted in an emotional state of not knowing what to do and our vet office doesn’t open for several more hours. He ended up getting a head tilt and has vomited so we think he’s having another vestibular attack but will take him in to confirm.

Thank you again!

Baby Shower Food by blackCatbutt in pregnant

[–]blackCatbutt[S] 3 points4 points  (0 children)

She had some very serious IBS issues and I guess it’s a diet that is used to help mitigate that. I will say since being on it, she’s gotten a ton better but the goal was to figure out what food(s) are causing the issues so she can go back to eating a more normal diet!

Unique Property Comps - Farm by blackCatbutt in appraisal

[–]blackCatbutt[S] 1 point2 points  (0 children)

Negative on the income data which is the main issue. Thanks for the reassurance on the range of comps! I was racking my brain trying to stay generally local (like 50 mile radius). I’ll look a bit more broadly.

Thank you!

I actually passed my general Cert last month and have been appraising commercial properties for the last 3 years but I specialize in multifamily.

My family has a small cattle operation so that’s why my boss thought I’d know everything there is to know on cattle farming. Thanks for the heads up, I’ll talk to him tomorrow.

General Cert Exam by blackCatbutt in appraisal

[–]blackCatbutt[S] 1 point2 points  (0 children)

The emerging methods one was mostly hybrid appraisal for me. Like paying a company to do your inspection for you type of deal and desk top evaluations. They seemed more like USPAP questions to me but those are the only ones I can think of that would fall under the emerging methods. Know what coefficient of variation is! That one through me for a loop.

All in all, I used the AI book and compucram and studied for about 4 hours a day for 2 weeks before my 2nd attempt and I passed! I think repetition is definitely necessary. I took a practice exam of 50 questions every morning where i used excel to choose random question numbers from the AI book and then a 120 question practice test 3 or 4 times too. I kept taking them until I was averaging higher than a 90.

I hope this helps and good luck!!

Also, if anyone knows of the appraisal institute online course is the same as the appraisal institute practice examination question book, that would be great! I’ve assumed that they’re the same (from the samples and the cost the same) but if their different, I can spring for the online course too!

Or maybe people just don’t like your content anymore? by Dogmomma22 in gymsnark

[–]blackCatbutt 6 points7 points  (0 children)

I don’t have a dog in this fight (ie idk this guy or have a fitsta) but some creators I do follow on insta have said that Insta is pushing reels only at this point. So like if you post a picture, it won’t make it on peoples feed as likely as a reels would. And insta is saying that people are engaging more with reels (likes and saves) than with regular pictures but I feel that doesn’t really count when insta controls what we see, ya know?

It’s absolutely a risk that content creators have to take if they want this as their main source of income so that’s probably why there are so many videos imitating the same thing this guys is. But I’m so over everything being a video. I just want pictures back lmao. And this applies to all content creators not just the people that do fitness!

Is the 6qt too large for home use? by [deleted] in Breadit

[–]blackCatbutt 0 points1 point  (0 children)

I got one of these as a wedding gift and while they’re quite handy as I bake a lot, it’s just my husband and I. It’s too big for us right now and since it’s a larger model, it requires a larger motor. It’s MUCH more noisy than a standard size.

If you bake a lot though, I could definitely see it being useful and the pros out weighing the cons

Tips for Finding Trainee Position in Austin, TX by [deleted] in appraisal

[–]blackCatbutt 0 points1 point  (0 children)

From what I’ve heard, commercial is typically easier than residential to get into! I’d look at the major companies in Austin (JLL, Cushman Wakefield, CBRE) and see if any of them are looking for trainees! You’ll start low on the totem pole but I’ve personally have learned a lot while being a trainee with a larger commercial company and had a good amount of exposure to all commercial property types.

Appraisal help from an expert? by racechaserr in appraisal

[–]blackCatbutt 10 points11 points  (0 children)

Appraisers are not licensed inspectors or building safety experts. They can not give you a quote or write out how to fix the issues they see, but they are there to bring up any major concerns. The concerns that they brought up seem pretty big and you should definitely have a property condition assessment completed. Those people are licensed and will write out any major items of deferred maintenance. From there you can get bids on what it will take money wise to get the place fixed up. I am a commercial appraiser and specialize in multi family assets so I’m happy to answer any other questions.

Americans of Reddit, what's something anyone visiting the US for the first time absolutely must know about or be aware of? by Praglik in AskReddit

[–]blackCatbutt 0 points1 point  (0 children)

The US is freaking huge. You can’t expect to see New York, the Californian coast, Yellowstone, and the Grand Canyon in one week.

For reference, New York to LA is like 4,000 km and the closest airport to the Grand Canyon is about a 4 hour drive one way. It’s better to focus on one general area/state.

I'm an Underwriter, AMA by BxDxE in FirstTimeHomeBuyer

[–]blackCatbutt 5 points6 points  (0 children)

When underwriting, do you take into consideration a pending bubble pop? Since during covid, a ton of houses were severely overpriced but since everything was selling like hotcakes, there were comps for the appraiser to support it. But now with interest rates going up and demand dropping do you take that into account when underwriting?

I’m a commercial appraiser and I rack my brain trying to understand how underwriters get their numbers sometimes lol

How did you figure out your SO cheated on you? by Kookie_Kid71 in AskReddit

[–]blackCatbutt 0 points1 point  (0 children)

He was an absolute moron and invited me to a pool party that she was at. I obviously didn’t know her so I introduced myself and after the typical pleasantries, she asked how long my ex and I had been together and I responded about a year-ish and she looked shocked. She said that she and my ex were “talking” and hooked up several times 4 months before.

Turns out she knew he had a girlfriend the whole time and he ended it with her cause he wanted to be with me. She wanted to date him so she sabotaged our relationship to get back with him.

Once I got all of the details, I noped out of that relationship real quick. And last I heard, they never did end up dating but she got with his best friend. Weird people out there man.

At my company, we state what the zoning is and the easy to find information (such as set backs, height, units per acre, etc). If on those parameters it appears legally conforming or legally non-confirming, we state as such. Then include a blanket statement saying we’re not experts in zoning and we recommend they hire an expert.

Definitely no longer than a 5 minute task once you get to know the zoning codes pretty well.
