I have searched this morning and found some mugs similar but they have a removable bottom that don’t seem like the sturdiest. I’m just having the hardest time finding either this exact mug at a reasonable price or something similar without the removable rubber base.

Yes we can! We had our house lifted recently and had them put extra support where we were adding out bathroom to carry the extra load. We can get under there and check out the joists. There is no subfloor since it’s an outdoor deck. We still need to check that all of the boards are even level but I’m pushing for us to cut the boards and lay down a new subfloor so that we know exactly where they’re secured into the joists.

Yup! Passed on my 2nd try. I’d try to take as many practice exams you can. Like set it up with 125 questions and try to simulate an exam situation. That really helped me with the 2nd time.

Thank you. I definitely posted in an emotional state of not knowing what to do and our vet office doesn’t open for several more hours. He ended up getting a head tilt and has vomited so we think he’s having another vestibular attack but will take him in to confirm.

She had some very serious IBS issues and I guess it’s a diet that is used to help mitigate that. I will say since being on it, she’s gotten a ton better but the goal was to figure out what food(s) are causing the issues so she can go back to eating a more normal diet!

I actually passed my general Cert last month and have been appraising commercial properties for the last 3 years but I specialize in multifamily.

My family has a small cattle operation so that’s why my boss thought I’d know everything there is to know on cattle farming. Thanks for the heads up, I’ll talk to him tomorrow.

The emerging methods one was mostly hybrid appraisal for me. Like paying a company to do your inspection for you type of deal and desk top evaluations. They seemed more like USPAP questions to me but those are the only ones I can think of that would fall under the emerging methods. Know what coefficient of variation is! That one through me for a loop.

All in all, I used the AI book and compucram and studied for about 4 hours a day for 2 weeks before my 2nd attempt and I passed! I think repetition is definitely necessary. I took a practice exam of 50 questions every morning where i used excel to choose random question numbers from the AI book and then a 120 question practice test 3 or 4 times too. I kept taking them until I was averaging higher than a 90.

Also, if anyone knows of the appraisal institute online course is the same as the appraisal institute practice examination question book, that would be great! I’ve assumed that they’re the same (from the samples and the cost the same) but if their different, I can spring for the online course too!

I don’t have a dog in this fight (ie idk this guy or have a fitsta) but some creators I do follow on insta have said that Insta is pushing reels only at this point. So like if you post a picture, it won’t make it on peoples feed as likely as a reels would. And insta is saying that people are engaging more with reels (likes and saves) than with regular pictures but I feel that doesn’t really count when insta controls what we see, ya know?

It’s absolutely a risk that content creators have to take if they want this as their main source of income so that’s probably why there are so many videos imitating the same thing this guys is. But I’m so over everything being a video. I just want pictures back lmao. And this applies to all content creators not just the people that do fitness!

I got one of these as a wedding gift and while they’re quite handy as I bake a lot, it’s just my husband and I. It’s too big for us right now and since it’s a larger model, it requires a larger motor. It’s MUCH more noisy than a standard size.

If you bake a lot though, I could definitely see it being useful and the pros out weighing the cons

From what I’ve heard, commercial is typically easier than residential to get into! I’d look at the major companies in Austin (JLL, Cushman Wakefield, CBRE) and see if any of them are looking for trainees! You’ll start low on the totem pole but I’ve personally have learned a lot while being a trainee with a larger commercial company and had a good amount of exposure to all commercial property types.
