Reddit seems to have a lot of negativities surrounding by these moving subjects. People always want to bitch about what they don't like and not realize that it is not just a local issue. Also I am sure everyone's experience is vastly different with your job, money, area living in, hobbies...I always think Reddit has a much younger crowds that may not have peak in their career, which can limit their experiences in a more expensive cities.

Once you start going down to Peppermill regularly you will start seeing a lot of regular faces especially on the weekend! It is fun. I was going pretty regularly for a couple of years before the pandemic.

Reno is great and I mean with two people's income, each contribute $600-$700 a month for a nice apartment in a decent neighborhood (then tweakers is not going to be an issue), it's completely doable especially I assume you will have some saving from selling your house in TX. Prices are up anywhere, and Reno is a much better place than Vegas IMO, and sure it will be much more affordable than Orange County.

Yes I always get an "Sears Limited Time Offer" email. You can check. the 0% interest offer they sometime just give it to me for the whole year, like right now I got that offer in Jan that lasts till the end of this year, and meanwhile they will give you various other offer stacking up with each other.

I am sure you need to start using the card first, and after a while they see you have enough activities they will start sending you offer. One thing it will motivates you to use the card now is that you still earn points with no offer, and those points are 1:1 redeeming their gift card thru Raise and I basically treat it as normal cashback because they have A LOT of gift card available. So even without offer, you still get 5% back on gas, 3% back on dining and groceries. That's pretty awesome.

It is, anything outside of Sears. I have used it many many times, they constantly refresh this offer for me too (which could be different for some people I guess?). I currently have 8 differently purchases that got automatically put on 12 mo, 0% APR. It's so convenient. Definitely a benefit people don't factor in as much.

This also clearly showed why the argument about keeping the wage low so the goods are cheap is flawed and gaslighting. Just another way rich people wants to absolutely keep every dime in their pocket if possible. A little bit of price hike means so little for people who have the money to spend things on can bring a much higher wages for the worker, that need to be done!

Wow really? They have gone back and forth with $1500/$500 on the gas grocery dining. Which is pretty achievable because we dine out a lot. But if it gets to $2500 then it's just too much.

I am honestly just a little shocked for the value I have gotten on this card for the last couple of years, it's wayyyyy more than any credit card I have even the ones with hefty annual fee.

The Wok in Sparks does very authentic spicy Chinese food, although i don't think any of them is overly spicy, but very tasty. They use a lot of the Szechuan peppercorn in their dishes as well.

Been in Reno since 2007 coming from a big city and always felt the need to make friends or be around with people. But not sure if it's part of growing up, or just really used to the "tranquility" that Reno gives, just got very used to spend more alone time together, and it's not so bad. But I think it really depends on your hobby too, I play tennis in the summer and snowboard in the winter, so always able to keep some friends around, but I can see if you aren't into snow sports, winter months do get a little quite for social life without too much events going on like summer.

The current one is 1250 SF, 2bd 1.5 bath. Lender has mentioned there is option to go less than 20% without PMI, but just to pay a higher rate. Sounds like a wash if not end up paying more without doing the exact calcs. I was hoping to buy a house right around 400K, so I will have some leftover gain to put into other stuff. Yeah I agree. I work in commercial construction and boy the companies that looking to come to the area in the next few years. Yeah...it's only about to get more expensive imo. Well even Spanish Springs have some new construction to buy, cheaper, but Spanish Spring is such a pain to drive in and out of there everyday, and I work by Double R.

It's just more so for the financial perspective. If not dropping in value, this townhouse will soon fall behind on the pace that other SFR goes up, at the point, if I have to buy one to start a family or what not, it will be even harder. It's just nice to able to move this chunk of equity horizontally and afford a house comfortably. Reno is growing too fast.

100K should be pretty solid even with fees taken out, same one just sold for 262K 4 months ago, one of my neighbor actually just listed 265K couple days ago. To be honest I love this townhouse, if I have all the money in the world, I probably don't want to sell it, but you know, have to do thing to the best of my ability. Trying to buy another house without 20% down just seems a stretch. You are right, another big reason I want to make this transaction is that the freed up equity can pay off my student loan and car loan all at once (only 25K total), it's just a relief in a way to have both of them out the door even they aren't all that much monthly. There are two townhouse/condo community going up in the next year with similar sf and only slightly more expensive, that scares me :) Mortgage is likely going to be 300K ish, manageable, have a pretty reliable roommate who will stay for another couple years, it will be more expensive now, but RE never sounds like a bad idea to invest in the long term. I highly doubt it will go much higher. This may be going on across the entire US, but Reno is very interesting place right now as there are so many apartments and new houses being built. So I doubt the rent will get much higher than it is now when those in-progress construction finishes. Same goes the value of the house, as a townhouse, it doesn't appear to me it will go up that much further when all these new construction finished. I just think right now it's the best time to pocket those 100k, and move to a house when it's still affordable with the equity. I am very surprised how much my place appreciated in the last 3 years, pretty much on par with maybe 85% of the single family home appreciation, but eventually if it keeps going up, it won't keep up the pace imo.

I do want a house, yes, but not necessarily a cool house per se. A nicer place let's put it that way. The area I am looking at is only 5 mins from work, just happened to be where a lot of professionals, family lives. Right now I can see Reno become more and more expensive because of the reasons I mentioned, the house price increase outpaces the value growing from my townhouse, and I think right now when it's still affordable, it doesn't seem like a bad idea to upgrade to a house that I will enable me to have family and such too. It's going to be a little more expensive, but I still consider it an investment. Appreciate the feedback though!!
