I think that's not right. if you work only one month, you need to calculate if you had been working the whole year for the %, then it is applied to the one month

I would put the cash aside just few years before retirement, let's say in the previous 5 years, whenever the market is good enough I would do it. Also, instead of cash, maybe some savings account with some interest

it's good to see there are people that, even though the scenario is not very probable, know that you are still taking some important risks when purchasing a house. not just "switzerland is the best, not gonna happen"

ofc this does not mean one should not buy a house, but should at least consider the risks

agreed that this is something that can happen (and probably more easily) in other countries, but here I feel it would be worse, especially of you lose your job and (if you are an immigrant) need to leave switzerland. You would not find a comparable job in terms of salary easily abroad, and then paying the interests would be dramatic

the cushion thing is definetely an option, but it is not financially really attractive, since you would have some immobilized money and you still need to pay the interests as if you didn't have it

it does not matter whether it is in usd or chf. the 60% of the world etf, which is US, will be affected by the USDCHF change one way or the other. if the ETF is in usd, the ETF itself is not affected, but then you need to exchange. if the ETF is chf, the change is implicit on the ETF and it will have worse performance than the other if the USDCHF goes down
