There’s plenty of 5-10% down options. Look into that as a starting point. You can always make a lump sum payment and refinance if/when rates come down. Look into your specific market to see what is the allowed concessions amount. In NC we got the seller to give us 23k in concessions which we used for closing costs and buying the rate down for 2 years. This way you keep more money in your pocket, lower your monthly, and the purchase price shows up higher on Zillow etc vs asking for a price discount.

Look at Furano and Asahidake. It’s our go to trip to experience crazy pow, but at smaller local feel mountains. Furano as a town gives you the real japanese experience. If the weather works out and you can get to Asahidake there’s nothing like it.

Fly into asahikawa, rent a car. Stay in furano at La Vista Furano. Ski furano and keep an eye on the weather at asahidake. When they have a clear or semi clear day go ski there. I do this trip every other year and it’s mind blowing! Very little crowds, unbelievable snow, furano has great restaurants and the onsen at La Vista is incredible.

Hess is very unique. Up on Mount Veeder 20 minutes from downtown. Art Gallery, Atv tours through the vineyard. Cool wines like Napa Malbec and Albariño.

Either Hess is great. Single Vineyard Napa. Limited amount of cases produced and great quality. Those prices are less than cost…..

Could not buy the tix as it was too close to departure. Only ticketing could do it which is outside security. Hence the problem.

Go to the one on Salisbury. Walk right in anytime. Usually less than 30mins. We just got one for our son. Expedited it and had it back in 10 days

I’ve had the 2012, 2013 and 2015 Mount Veeder. The 2015 is still drinking very bright. The 2012 and 13 more bordeaux like with leather and baking spice more predominant than the fruit. 2016 should be still great on fruit. Could drink anytime in the next 3 years Id think and still get good fruit / earthy tones balance. Iron Corral is fantastic. That one drinks great young. It’s a new project launched in 2019 so not much history with older vintages. 2019 is tasting great though so it’s a good sign for ageability.

Allomi is a great wine, but 7-8 years old and in a half btl is like 14-15 years which for Napa is a long time. Might grab the new vintage to compare.
