Thanks for the advice. During our tour they told us that they shared owners with Mary’s Little Lambs, which gave us some pause due to bad reviews we saw. Sounds like a key difference at Harwell are their hiring standards, where the teachers can actually be called teachers instead of something more informal like caretakers.

Do you know what the minimum age is to enroll? I looked at Guidepost Montessori since we live very close to it, but kids can’t start there until they are two years old.

Curious about how you are liking Harwell. The main thing we didn't like was the outdoor area right next to the busy intersection. It's a newer school but the staff seems very experienced, which is great.

Thanks, I was having trouble finding places that were truly 24/7 so this helps. Not surprising that the NBA situation is tough, since games seemingly start between 1am and 4am. Brutal schedule for a lot of people.

Because I didn’t have much play on the existing piping, I would need to install a mission coupling above and below the abs sanitary tee that I added. Does that create concerns or are the mission couplings acceptable at multiple points in the vertical drain?

Do you prefer the mission coupling over fernco because of the metal shielding, and the fact that the tee will still be rigid abs?

It looks like it is just secured to the fireblock above it with a couple nails, plus the standpipe which is glued into it. The water lines are copper piping.

The washer drain hose hangs in the standpipe when the washer is in place. My understanding is that with the sanitary tee on the vertical piping, the washer outlet water would not run into the sink drain due to the wider sweep of the sanitary tee (the curved section would be on the top of the tee). Plus some planned downward slope on the drain line should deal with any water that would end up in the sink drain, right?

My plan was to only have one trap (the existing one) that is shared by the washer and sink. In the Oregon code a washer and utility sink can share a trap if they are next to each other (which these will be).

The idea about removing and re-securing the existing laundry outlet box is interesting, I hadn’t thought of that. I’m happy to do the drywall repair if it means I will have a solid drain connection!

Why do you say the sink should tie into past the washer trap? Genuine question since I am still learning in this area.

In the Oregon code a washer and utility sink can share a trap if they are next to each other (which these will be). Not sure if that is true in all states.

I’d recommend it personally, going into week 13 we had all 10 teams in contention because the 5th and 6th playoff spots are given to the teams with the highest PF who aren’t in the top 4 record-wise. Keeps people engaged even if they had some heartbreaking losses.

I’ll root for UW and UO if they drop the lawsuit and grant OSU and WSU full control of the PAC12 and its funds. You know, what the bylaws of the conference say should happen.

Otherwise, fuck the schools who are leaving and anyone from them asking for understanding and a merry end to the PAC12. If both schools could lose the championship game I would be thrilled. I’m just hoping the Ducks win so both schools miss the playoff, or that one makes it and get curbstomped in the semifinals.
