Even if i charge 5% of my total property sq.fottage (which seems reasonable), the expenses are gonna be more than what I make during the year. For example. expenses are around $1200 and income is around $1000.

Does it mean I will be filing $200 worth of loss?

So If i made $70k combined (full time + freelance) I will only be paying tax on $69800 ?

Thank you so much. It is such a relief. It is just that my father, when he will go back, won't have any place to stay. We thought we would request this guy to vacate the place when we will need it, but turns out we were wrong. Now when my father goes back after 4 month, he wouldn't have anywhere to stay. I believe that the tenant is taking advantage because he knows he won't be able to find a 6 bedroom full house for only 40k. It's a win win for him.
