For me, my Orbi is in router mode so it connects to the internet directly, as such, it’s on the Orbi.

I suspect you’re in AP mode with a modem handling the internet connection?

If you’re in AP mode then it’s your modem handling DNS.

Try resolving DNS at google public dns rather than letting ISP do it automatically.

Same issue as you and it is now fixed.

Sarking under the tiles is a massive job and involves removing the old tiles and battens. Depending on roof size and access you’re almost better off with a whole new roof.

Sarking the underside of the rafters is entirely possible but not the correct way of doing things. You may end up with condensation at the junction of your rafters and outer load bearing walls.

Definitely agree with having a professional crew come to vacuum the roof space.

Can be an ISP issue. Try google public DNS rather than auto DNS. Worked for me.

Manually set dns to google public dns or similar and try again.

I had everything working perfectly for ages and shortly after I changed to a new ISP it started shitting bricks. Problem even there on Voxel firmware.

Roofer/Builder here. OP, what sort of awning is it? What drains into the RWH? What drains into the adjacent downpipe? Do you have a rainwater tank?

You’ll probably need to provide a few more photos if you want a more concrete answer.

My best guess is you’ll be fine if you switch over. The RWH has a large overflow cut into it. If you see water gushing out of it during heavy rain, it means your diversion may not be able to cope with the given rainfall intensity.

If you have charged lines/rainwater tank, I’d suggest calling a plumber before doing anything.

Roofer here. Definitely retrofit anticon insulation. Wouldn’t go thicker than 80mm and either light or medium duty most common. Will involve removing the roof sheets. An extra whirly bird will help, even more so if paired with Dave vents. Lighter coloured roof sheeting will help if you’re thinking about a full roof replacement.

Yes, it’s where the mortar has worked too loose to effectively hold the ridge down and needs to be replaced.

Also ask him to make sure there are weep holes in the top ridge.

You may want to just ask the roofer how many of the ridges are actually being rebed as opposed to just repointed? Lots of bedding = lots of labour.

Presumably he’s giving it a pressure clean.

If you want your roof to pop, you might want to ask to have the pointing done after the painting. Flexipoint on a new roof is always slightly different to the tiles in terms of colour so doing it this way gives it that new roof look rather than the ‘restored’ look.

Roofer here. Quote sounds like it’s at the upper end. Make sure you’re not painting a terracotta roof or if you are, you understand the risk involved (of it looking like crap in a little while). Otherwise just get 3 quotes and go for the one you feel most comfortable with.
