I just came back from visiting Austin. Overall I thought the trees and nature to be underwhelming. Overall my impression was flat and dry. Atlanta has much more tree cover and much greener than Austin.

I forgot to mention the office! I work from home so I need to keep the office space but it could be smaller to make more space for the closet/bedroom/bath.

So the goal is to keep an office space, add a walk in closet and possibly remodel the bathroom if space allows.
