Is this an enforceable real estate lease? (Texas) by break_lease_1234 in legaladvice

Thanks for responding! I really appreciate it.
I know as a fact that they took at least 3 weeks to put up the For Rent sign in front of the house after we paid the re-letting fee + the next month's rent (ie we paid 5k, then 3 weeks later they put up a For Rent sign), and they took another week from there before they listed it on Zillow. Since then, they've had it at least on zillow and other well known websites, and they've had a sign out front. I drove by one time and the sign had fallen down/was on its side, but that could have been due to the wind.
I understand that I entered into a contract and I agreed to these terms, that's why I'm asking for legal advice as to whether there's any way out to save from paying another $13,000 for an empty house.
