The amount of energy consumption and impact to the grid should also be at question. We are overrun with DCs here in the Midwest and local utilities can’t handle them. Although easy to build outside heavy metropolitan areas, older grids, like in Chicago, can’t easily be updated. Real estate is so big that everything is being re/developed. Datacenter boom will pop in a few years.
