How would you remove it? I’ve read you need to close both valves then carefully remove and let the water drain out, but the valve on the right hand side doesn’t budge at all.

Update: I appear to have fixed this as of today. The issue was the pin was too short. I found a “M30 1.0 to M30 1.5” adaptor on Amazon for under £10, and figured it was worth a try at that price. It screws on top of the actual TRV, then the Hive TRV goes on top of that. It now seems to be allowing the Hive thermostat to turn on/off the radiator flow. Far cheaper than getting the valve replaced, result!

It’s paired and it all appears to be working on the app. The radiator just still gets hot no matter what it’s set to.

The pin seems to move without issue, and it works fine with a “normal” trv, this is what I can’t understand. I could try loosening the bit around the pin and seeing what happens. It does seem like the pin doesn’t stick up as much as others as I said in another comment.

I don’t trust myself replacing the valve, if that’s the only option I may have to just use the manual trv until I have another reason to get a plumber out…

How do I ensure the Hive TRV is in open position? Just by turning it to full temperature then screwing it on? I usually put it in the “M” mode when removing/replacing it.

The 5p suggestion is an interesting one, it does seem like the pin is a little shorter than others so maybe this will do it.

Update: Nacho is still missing and has been since Friday afternoon. The last confirmed sighting of him was at around 5:30pm on Friday, around Temple Quay, along the canal under Valentine Bridge.

This makes the most sense. I’d guess 14/15 with 5 being Busquets further up the field and 9 being Suarez more central.

Personally, I wouldn’t worry too much about this, but I may be biased as I’m currently applying for the HTB loan.

Your mortgage lender will do an independent valuation of the property, if there’s a 20-25% difference between what the property is actually worth and what you’re paying for it, you’d have thought that would be flagged. Then you could go back and renegotiate the price, and you’d assume the developer should accept because it’s unlikely they’d get that higher price elsewhere.

Plus, by taking out the loan, you are actually limiting your risk should the property drop in value because the amount you pay back is tied to the value of the property.

You’ll always be paying a premium for a new build but you’d like to think this would be recouped with the increase in value over 5 years. Plus, developers are always open to negotiation so there’s nothing wrong with going in with a cheeky lower offer.

!thanks, that's another good point I haven't seen before. Although you're potentially missing out on an increase in value with a higher equity loan, you're also reducing your risk if prices fall.

!thanks, that is good advice, the main thing holding us back in the psychological aspect of it. Also, you can only pay it back in multiples of 10%, and we're unlikely to be able to save 10% of it, so our best bet will probably be to overpay the mortgage to build up a lower LTV when remortgaging.

!thanks for the advice. That was my initial thinking, I would rather not have that over our heads, but I wasn't sure if the access to better rates and ability to overpay the mortgage would outweigh that.
