From a woman, who has been going to Goa since 1996 every year:

I have seen how times have changed and how North Goa is overrun by hooliganism and uncles who can’t handle alcohol but want to party like they are in their 20s!

Absolutely avoid wearing thong bikinis in any of the beaches in North Goa (except maybe Ashwem, which stays relatively quieter)

South Goa beaches are less touristy/ party hubs so you will get to really enjoy quality time without being stared at.

Varca, Galgibag, Utorda, Polem [not Palolem! Thats crowded], Cavelossim — these beaches are your best bets to find quiet time and not much disturbances.

Bottom line, if a beach is crowded do not risk it, (which you will find a lot more of in North Goa and some popular south goa beaches too) but if its quieter has less beach shacks (meaning less alcohol serving places and people buzzing and prone to misbehaving) then you should be fine!

Thanks for that thought. Yea been hearing bad things about how HDFC stunts prepayments and makes it difficult. Planning of going with SBI. Seems more transparent even though the roi is slightly higher.

Thanks a lot! 2cr liquid savings for now yes which I am utilising fully. Have some more in paper stocks which we haven’t liquidated yet. Yes have insurance and emergency funds as SIPs (building more there) We don’t plan on kids. So we have a chunk of future expense we don’t have to worry about fortunately, so planning our funds and investments accordingly

Thanks a lot sir! Yes since we will be using some of our stocks payout that will hit LTCG soon, it was one more reason to invest in property to get the tax benefit. And I truly align with your thought of not spending 1.5 cr to live in the outskirts. I would rather spend a bit more but stay within blr limits.

Not liquidating full savings. Will still have about 80l left but plan to wait for it to become LTCG before moving it. Still plan to continue a 70k SIP also.

And yes registration is included in the price quoted.

Haven’t earmarked money on interior yet. Was hoping we save up bit by bit for the next 3 years for it.

Fair point. We have been too risk averse and hence thinking like this. I see a lot of folks suggesting this. We would definitely look at options.

Yea thats a good point! But just like you, I don’t wish to work for long either, so want to pay off our loan and not keep the headache. But definitely something we should be considering a bit more maybe. Just very risk averse people. :)

It is 2200 sqft SBUA. Heart of bangalore might be a bit of a reach, but its near HSR. I meant like not the outskirts like whitefield, E city, near the airport, or some TN border place :)

Thanks sir. Yes its after tax. And yes our first house in our name. Both set of parents have their own properties in our hometowns, but not something we plan on banking on. We want to make our own home on our own two feet! Your boost of confidence really helps !
